Unused points? Renting/tranfer?

If you have unused points, I know you can bank them for next year. I also see the rental/tranfer board. How exactly does this work? I see posts but don't understand exactly how it works.

How do you rent/tranfer pts? Do you make a reservation in your name, etc. Just curious how the process works in case we ever had points we were unable to use and decide to rent them instead of banking.

Two ways to rent: (a) you agree to rent and then use your own points to make a reservation in the renter's name (not yours; you can do that); (b) agree to transfer points to another DVC owner. The second one requires that the other person be a DVC owner. It also has the one transfer rule issue -- a member cannot, in one use year, do more than one transfer per such use year either in or out.

Transfers are easier to do because you just need to assure you get paid and then call MS, usually together, and make the transfer from your account to the other member's account. For a rental, where you make the ressie in another's name, you are just like a landlord and you best have a written contract that defines how you get paid, when, stating the renter is subect to all DVC rules involving the use of the resort, defining rights when there is a cancellation -- for example are you going to be willing to give the money back if the renter cancels 30 or fewer days out which would send all your points into a holding account?
