To rescind or not to rescind.. that is the question.

Recently signed basically a 200 pt RIV contract that's been split into a 150 pt FW and a 50. It looks like there's about a 3 dollars per point difference between the fall and holiday incentives. If I rescind I could wait until nearly February to try and get the contract which would save me nearly 3 months worth of dues since they're prorated and would be worth roughly 500 dollars so it'd break even against the incentives. Just trying to determine if I should keep my current contract or go ahead and rescind and hope for better in February since I'm not in a rush to use the points as I was planning to use Magical Beginnings on the first UY of points and my UY is April. I suppose there's always the chance that MB ends or the welcome home promotion ends. I suppose they could also decide to bump the price of RIV up to 230 to align with VDH. I know they bumped it from 207 to 217 last year in December. I wouldn't care as much about the MB promotion ending as I can burn through points pretty easily :P but hrm.. decisions decisions.. any input would be appreciated!
 
Is it certain that new a new set of incentives come in Feb? If so, I say just rinse and repeat...rescind current contract, sign another near end of January, then determine between Winter incentives and Feb (Mid-winter?) incentives. Easy!

Are you happy with your purchase? I know you said you aren't in a rush for points, but would you try and book something in the 11-month window on the 2024 points during fall frenzy? Do you want week 50 booked for you by MS? Would you try and rent 2024 out on your own? Would Fort Wilderness or Poly Tower news change what you buy at Riviera?

I'm going to AUL in the fall on my resale points and will be living in Orlando by then so no real need to do it ATM. Honestly the FW is my own little form of insurance, I don't really NEED it but it's a nice to have if I ever did decide to sell as unlikely as that is. I know it being a FW would make it go off the resale market faster and at the very least I'd know the new resale owner would be able to use it during that week every year unless they manually cancel it.

If they take away MB by that time I could probably just end up using it on AUL, a trip to HHI/VB or try out a cabungalow at the worst?

News of CFW/Poly Tower won't change what I buy at RIV. We want around 300-350 at RIV and then will plan to get 2-300 at Poly tower to round out my DVC membership. May consider dropping AKV if I feel like it's too much and maybe swap it for a smaller VGC contract but we'll see.

Even if FW50 wasn't available, you can pick FW49 or a Wine/Dine week (or RunDisney barring that), fulfilling your "insurance". It's doubtful all the popular FWs will be gone.

Here's a suggestion, give a list of all acceptable FWs for you and have him/her check if they are currently available.

If you'd rather try and save money up front rescind and try to get a FW in a few months. If you'd rather have this specific FW as an insurance policy it may be worth keeping what you have.

As a side note, I really think that VGF sale was unheard of. IDK if we see something like that with Riviera while DVD is making money on cash guests. VGF was all declared and would be in direct competition with the new tower a stone's throw away had it not 'sold out.'

I think my preference is 50 because that's the one if I were to have one it would be. I'm more likely to pull the kids out of school the week before winter break than like 3 weeks before and then have them go back? Also colleges don't run that late for winter break so my thinking was they'd also be able to go then if they wanted and it wouldn't interfere with Christmas plans with the family. I'm not sure if there are other times that I should be considering but that's the one that sticks out to me for some reason. I know, big assumption they'll even want to go with old mom and dad at that point but at the very worst mom and dad will go to Disney for the holidays together 😂 😂

I calculated my price per point for RIV after MB to be low 170s or so so I guess even if they had a fire sale like VGF, an additional 10 dollars per point would be 1850 or so? A more conservative discount may be around 5 dollars extra per point which would be closer to 1k. I definitely have to buy before my April UY starts to not lose out on the 2023 points so it's basically either I keep this one, or wait until end of January and lock into winter and see how Spring incentives go and just pick between those 2 then? I need the points around that time anyways to book a pretty big family event which will take up a 3BR, 2BR and 1BR over the course of 4 days.

Things don’t often get better and they don’t see them in any rush to sell RIV, like they did VGF this summer and made it as attractive as they did.

With all the elements that they have, I’d just get it and not worry….
 
Will there be a better deal for Riviera sometime in the future? Probably, since it will take a few more years for it to sell out and there will be plenty of new "incentives". Will it be in February? Who knows... You can't time everything and you can't always get the best deal in life. We got lucky with a few of our purchases, both direct and resale, but probably overpaid for some others. In the latter cases, it was prices we were totally comfortable with, but some buyer's remorse is inevitable when you see a better deal (lower price or more loaded) pop up 3 months later. In the grand scheme of things, $1K-$2K may be meaningful but it's typically a relatively small fraction of the upfront cost (for a 200pt buy like yours) and it's a tiny fraction of the total lifetime cost of the ownership.

If it's something you want, and can live with the resale restrictions that may be costly if you ever try to sell it, I wouldn't try to time DVD's incentive schedule anymore. Enjoy!
 
I would never plan on prices going down only up.

Never know though because personally I dont think the economy is looking that great. I keep saying this though and people just keep spending money. There was discussions I saw recently how even with the visibility of things like inflation going back up and interest rates being high people weirdly keep spending on the consumer side.
 
"I recently signed.." ... did you actually do the docu-sign? ... you have 30 days to sign, so if you haven't, you could string it out to see if a Black Friday deal comes along :)
 
I want to thank all of you guys for all of your input per usual :) Seems like the general consensus is to go ahead and keep it which I'm sort of feeling as well. I feel like I stand to lose more than I have to gain. If I'm lucky I save maybe 500? If they take away the Welcome Home promotion it flips the math and at this time I also have the FW that I want at RIV in a standard studio. Also would rather sell back the points than use them for this year and don't want to give up that 3700. I'm kind of under the impression that with December becoming more and more popular not just during Christmas but during early December for the lower point prices it might be a good idea to lock in what I have.
