To owners a few questions about buying the current DVC property...

Do you all think that the current incentives to buy into AKV is a good deal as far as Disney Incentives go?

If and when they release BLT for sale do current member get first shot at owning at that resort? In other words, is it possible that current members could buy up the entire resort before any new members would get a chance?

In the past, have you seen much better incentives on existing properties as new ones come on. For Instance were the incentives for SSR better than the incentives for buying AKV since they were selling at the same time?

If so, do you think waiting to buy AKV until they start selling BLT is a wise move?

Do you think BLT will be much more expensive and once that goes on the market will the older properties VWL, BCV, BWV become more or less in demand.

And finally, why is there sooooo many AKV and SSR contracts available in resale. Is that because those resorts did not live up to expectations for the owners. Why in the world would the AKV be for sale so quickly since it isnt even finished yet.

I can't answer all of your questions - but in terms of where you're thinking of buying - Buy where you want to stay. Don't buy into AKV with the intention of staying at BLT because you can't depend on the 7 month window working to your advantage.

I think generally existing DVC members DO have first crack at new properties. I'm fairly certain AKV was on sale for DVC members first. That said, I wouldn't assume BLT would sell out - people buy where they buy for various reasons. I would never buy points at BLT because I hated my stay at the Contemporary. So, don't let that particular issue influence / decide where you buy.

As for contracts for sale - there could be any number of reasons re-sales are available, aside from dissatisfaction. In this economy, it's very likely that people who recently bought into DVC realized it's a luxury they can't afford, or maybe they decide to sell some of their points because they just don't need them. Don't forget SSR is HUUUUGE - percentage wise, there probably isn't a significantly larger portion of SSR for re-sale than any other resort.

If I recall, when we bought into AKV, SSR was still for sale and the incentives for SSR were slightly better. AKV is more our style, so that's what we bought into. It's possible the incentives for AKV will get more attractive when BLT becomes available. I suspect you may also see an increase in re-sales due to people dumping DVC points at other villas when BLT is available..

But again - buy where you want to stay, at the resort you like / want. Even the best deal at the wrong resort is not going to make you happier than staying exactly where you want.
 
Is waiting for a good deal better than getting a years use of points now? I am not sure it would weigh out financially.

an I heard a rumor that if we buy when we are on vacation we can put some of the costs of the room towards DVC? is that true?

no. some timeshares maybe, but not DVC AFAIK.
