Timeshare renters at HHI using our beach house to advertise

I guess I don't understand the issue - it says right on it they have privileges to the Disney beach house, so why couldn't they have a photo of it? (and I know nothing about the situation at HHI, just going by what it says in the listing).

How do they get privileges at the Disney Beachhouse/beach? I thought you had to be a guest of HHI DVC resort to go there?
 

Do they know someone who lets them in? Or do they work there?
 
Call me naive, but I just don't buy that the owner is flat out lying or sneaking in since they repeatedly say "where we have certain privileges". Unless you can get Disney to say that no one but those staying at HHI has those privileges or find it in the ownership documents somewhere, do you really know? Maybe they have some sort of reciprocal limited usage agreement for that resort, or it's a grandfathered thing from some time ago? In fact, the ad mentions something about "old and new" memberships.

So you might all be right, but I tend to take the trusting approach before the cynical approach.
 
LOL - Their information is vague enough that I suspect that, while they do "suggest" that they have some sort of special access to the Beach House, they are referring to the public beach access available at the property - where anyone with Palmetto Dunes access can park at the Beach House lot (even under the building itself), can use the public restrooms there, can purchase food at the snack bar (there is a walk-up window outside for the public), can use the public grills next to the Beach House and can use the beach in front of the Beach House.

Since they don't specify any details about the "certain privileges" at the Beach House, I'm 100% confident they have no sort of real access to the pool or other facilities accessed only by room id into the building. They are using the public access available to everyone within Palmetto Dunes to try to improve their rental opportunity.

The only thing they don't have access to is the inside of the Beach House! ;)
 
You know sometimes a phone call is so informative.

When Disney purchased the land from Palmetto Dunes for the beach house, an agreement was worked out with certain owners in that area.

This villa is one of those. So yes they have legitimate use to some of the amenities.

Everything Doc described is what they are allowed to use.

About the parking at the beach house, well we were given messages left on our phones that the beach house parking was full for the day and to take the shuttle. I don't think its good that other people besided HHI DVC members can park there. Thats a problem.

Whether we like it or not, it was in the original agreement when DVC bought the property for the beach house. I doubt it can be changed.
 
The property the DVC Beach House sits on was a public beach access area - there are a number of these up and down the beach (there is another one about 1/4 mile north at the Dunes House - restaurant). They provide public access to the beach itself for those in the area without private access to the beach via their own property. Disney's agreement provided the ability to have a private facility located on the beach (Disney's Beach House) and in return, Disney maintains the public access - including parking, restrooms, outdoor showers, etc. The Dunes House access offers the same amenities to the public, but there is no under-building parking there.

While I'm not aware of any special access inside the Beach House (I'm pretty certain there is none) for specific property owners, the amenities I outlined above are the amenities available to anyone/everyone who has access to the Palmetto Dunes beach area - the same access available to guests staying at the DVC resort via the parking pass issued at check-in. All property owners within Palmetto Dunes have the same access. there are two guard gates into the Palmetto Dunes beach area. The south gate provides access to the Beach House public access and the north gate offers access to the Dunes House public area. These public access areas are open to owners/guests staying at any of the hotels, timeshares, condos or homes located within Palmetto Dunes including the Shelter Cove area across Rt 278 where the DVC resort is located. There are probably thousands with access to the beach via these public access areas.

While the vrbo listing may be misleading - it is a clever ploy by that owner.
