Timeshare rental at Cypress Pointe

Anyone rented a timeshare week from Cypress Pointe from a guy named Mike Reed? Just curious, he sent me a price for March Break, and the price seems to good to be true! If anyone has can you please let me know how it went!

What are the dates and price? That's the only way to determine.
 
Hi, The price he gave was $65 a night, including taxes and fees. I think it was $585 for 9 nights. It seems crazy low. I have rented different places in the last 3 years. His emails and he left me a message on the phone last night, seem very sincere. Offered to send names and such of previous renters if I would like. I asked what kind of rental agreement he had and so on. He emailed back saying he books it in your name you can call and check and he sends a copy apparently.
Oh yea, the dates are March 9th, to 18th 2010.

Sorry I can't give you any info about Mike Reed but can say many Disers have booked CP thru Hotelkingdom.com with very good rates. You could always check this out to compare deals and if it's worth taking a risk w/ a stranger.
 

That does sound extremely low for this property in peak timeframe.
Our consolidators listings show the 2 bedroom unit at this property, choice of Grandevillas or Phase 1, at $111.75/night including tax, and they are extremely competitive in the Orlando market. You could probably book a 2 bedroom at Cane Island for about $65/night during that period but for Cypress Pointe I'm a little skeptical.

Of course if he's a private timeshare owner he can price his time at whatever he wishes, but you take the gamble that he has (or will have) paid his 2010 maintenance fees and you indeed get what you paid for.

I would at the very least look around a bit more, and if you do rent thru him pay with Paypal or a credit card. At least you'll have a little bit of recourse if things don't work out.
 
Is it ethical to post the email he sent me? I actually got his name from myresortnetwork.com, and he says he books it with his points. If I removed all names, and copied and pasted it, would that be ok?

I found out the hard way that to contest charges it must be within 60 days from the date the charge was made. At least that's how it is with Bank of America Visa. Maybe others are different.
Just something to keep in mind.

What do you think about this? (Price 65 dollars per day including all taxes and fees.)
1. Send me the exact dates you want. Your family checks into Cypress Pointe Grand Villas the 8th for 10 days or 9th for 9 days checking out on March 18.
2. Send me your home address including phone numbers. I am the one that would like this information. I will try and get this information placed on the official reservation. (Your name is all that is required by Diamond Resorts and Cypress Point for them to make an official reservation.) You show them your photo ID when you check in and the name needs to match the name they have on the reservation.
3. I will make the reservation without you sending me money until the reservation is made in your name.
4. After I make the reservation, I will forward you the official reservation sent to me by Diamond Resorts with your name on the reservation.
5. I will then forward you the official reservation.
6. Once you receive the reservation by email and print that reservation you can decide how you are going to pay a down payment. (Possible options: PayPal bill, or send me a money order, or some other option you think of) PayPal allows you to pay by credit card. They have easy directions to follow and PayPal and credit card companies provides extra security.)
7. The down Payment would be sent within two days of your receiving the official reservation in the amount of $250.
8. The remaining amount whatever it is could be sent in two payments. Example: One payment sent on or about January 1, 2010. The second Payment on or about February 15.

Sounds like a winner. He is apparently a DRI Club member so his cost may be lower (in points required for any specific dates/unit size) than average leavig him room to be aggressive with the price.

His plan seems to protect you and get him the funds so it looks OK to my eyes.
 
I hope so, his price seems really good. I don't think I would find a better price. My fear is always doing this, and getting down there and having no place to stay! We have rented the last 3 years in Orlando and never had a problem. First year a private house, and the last 2 at Bonnet Creek. I would love to do Bonnet Creek again, but trying to convince myself I am fortunate to even be going again, in the economy! I can also get a flight down right now from Detroit, to Orlando for $64.00 through Airtran, the schedule isn't up yet for the day to come home. This is our Cdn March Break to. Do you think I should take the chance. The guy seem legit. He has called me twice as well, and both times I have been out, so have never had a chance to talk to him personally. I am a very trusting person, so tend to put alot of good faith in people.
Anyone else have any thoughts on this?

It looks good to me as you can usually find great rates for CP and it really does suck that you called the renter out, even though I know you didn't mean any harm.

Well, I've never rented from an owner before so I'd rather not comment on that but I would definitely jump on that airfare! :yay:
 
Thanks so much for your advice everyone. I am supposed to talk to Mike tomorrow night, so hopefully everything can work out well. That airfare is awesome, I agree. I just wish I could book the flight home as well before I give him exact dates for the resort! So far I can only get to the 11th of March. I wonder how long it will take Airtran to open that flight schedule up.
Hope it is soon. Thanks again for everybody's advice. Now tell me will I like Cypress Pointe? Is it comparible to Bonnet Creek? I don't care that it is a couple of mins more to Disney or anything. I know exactly where the resort is, because we drove through it last year looking around. Just wonder about the resort itself. Are the pools good, are they open late,kids stuff to do and the rooms? Do they have a washer/dryer combo there?
 
I had an e-mail from Mike Reed a few weeks ago with a really low price. I too wondered if it was on the up and up. I told him I had already booked a condo with someone else. He then lowered the price even more to 300.00 for the week. He wanted to know if I could get out of my deal with the other condo owner. This made me even more skeptical of the whole deal. I am intrested to know how you make out if you decide to book with him.
 
Now you have me worried again. He is to be calling tonight around 9 pm. I am not sure how I feel yet. I was hoping someone on here has rented from him before, just so I knew it was legit.

I didn't see anywhere in the email he sent you about cancellation policy.
I would request that in writing as well.

I can't speak concerning Mike Reed specifically, but I have rented a 2Br unit at Cypress Pointe Grande Villas for $300 a week for the week just before Christmas week (Dec. 16th-23rd, 2007). In fact, we rented 3 of the units at that price. Mine was through ebay.

I was a little concerned too, but it turned out to be one of the best deals I ever got (I don't particularly like that he suggested dumping somebody else's deal though).
 
So, I talked to Mike on the phone tonight, and he seemed nice. Said pretty much everything that was in the email. I did ask about cancellation policy, (explaining to him, that my Dad, who is 76, just got out of the hospital after a 2 month stay, and we almost lost him 3 times in that time, and 3 surgeries in less then a week) that if anything did happen and I had to cancel what would happen. He said he had that happen with someone renting from him in May, and he kept there $250 deposit, and put it on another booking for October. He says he can lose his points if he doesn't make another ressie with it? Does that sound right? I don't know, this is new to me. Any thoughts. Any place I have rented I have had a contract, and on that contract it says, cancellation up to 90 days prior, or 60 days prior, and so on. What does everyone think? I am tempted but afraid as well. Unless anyone else knows of any timeshares, that rent from March 9th to the 18th give or take a day, for a reasonable price to pass on. I would love to hear from you.
 
Just to follow up. I called Diamond Resorts today, and asked if he was a legitimate owner, and it was validated for me that he was! I feel better about that. So I think I am going to go for it, I hope I don't regret it!Wish me luck!
