Thinking of buying an OKW resale....please give me some opinions

Because we visit WDW every year, it only makes sense to join DVC. Our favorite resort is OKW, so I've been looking at the listings on the Timeshare Store's pages.

Boy, the prices have gone up recently for OKW. Why?

Do you guys think it's a good idea to buy a resale? Should we wait (in other words, may prices go down)? What are the hidden costs? Dues? Fees? Can you negotiate the per-point price?

Sorry for all the questions, but I know the people on these boards will be able to provide the most infomation w/ honest opinions.

If you want OKW for your home resort, resale is the only way to get it. The prices have probably gone up because of Disney's Right of First Refusal (ROFR). Since late January or thereabouts, almost all contracts under $70 per point were bought back by Disney so they could resell the points to current members waiting to add-on, but some contracts did make it through Disney's ROFR at $69 per point. As far as "hidden costs" go, you'll usually pay closing costs, unless the seller agrees to pay. You'll also pay maintenance fees on current points unless otherwise negotiated with seller; we paid prorated maintenance fees for the BWV resale we recently purchased. Yes, you can negotiate the per-point price, but remember that Disney has the ROFR. Look for a contract that has banked points, plus all available current points, to get the most bang for your Disney buck!
 
We just got an OKW resale. I placed an ad on the tug board and someone responded to it. I had originally posted for $62 per point. However, then Disney started buying them all up for those prices. So, mine ended up being more, but it made it through, and that was the important thing to me.

We are using Timeshare Closing Services and they seem to be fine. The cost was $500 for my size contract and that included everything--registering the deed, title search, handling of all the paperwork and escrow deposit, etc.

My total cost is $72.28 per point. That includes all fees and the points: 26 2002 points, 36 banked points, and all 230 coming June 1st.
