Thinking about purchase???

We are thinking about investing in DVC and we have a question. Are there monthly maintenance fees and yearly dues also? Had a friend that just purchased and talked about monthly maintenance fees - $50/month but no talk of annual dues. Trying to get clarification. Thanks! :D
 
When you buy from Disney you can opt to pay your annual dues monthly. They will direct debit your checking or savings account.

If you buy a resale you are not given the monthly option until the second year of your ownership.

The annual dues are actually charged by point. The more points you own the more annual dues you owe.

A minimum purchase of 150 points at BCV will equate to about $50 dollars a month in annual dues. (150 points x $3.97 per point)

As long as you're not doing long weekends, it can be a great choice.
 
Also, don't forget you also pay a small amount for real estate taxes on an annual or monthly basis. Check with your accountant to see if you can deduct these tax payments!:bounce:
 


Real estate taxes are part of your dues. They are estimated every year, then the actual amount is calculated and any adjustments are made to the following year's dues. This year they had overestimated, so dues went down from the estimate. I don't know the actual amount offhand, but that portion of your dues may be tax deductable depending on your filing status. I do know you have to itemize.
