Thinking about Buying OKW - Am I missing anything?

I own a 200 point OKW contract. I purchased sale about 15 years ago. We go to Disney every other year for about a week at a time and I usually end up renting extra points. Recognize up front that with DVC you are going to go more often and using Deluxe not moderate type accommodations. I did not tour the facilities prior to purchase, but my adult son and his family did. Not sure how much information you would get on a tour that would help make the decision to buy or not buy. I like many others did not extend my contract. By 2042, I will be in my 90's and unlikely vacationing at Disney World (ha).

I love OKW, the theming, relaxing laid back atmosphere, décor, the parking near your front door. The rooms are larger too!

I do not know if any of this helps, just relating my own personal experience. I feel we have already recouped the initial investment and from here on out, it's all gravy except for those maintenance dues. Which I help pay for by renting some points. So DVC and worked for me. I am now retired and working on bucket list vacation destinations, so Disney has taken a back seat to some degree. You need to realize your vacationing plans will change as you mature and DVC only works using the on site resorts.
 
I guess in addition to a DVC tour, more helpful might be visiting the various DVC locations to see if any are better fits for you. And that old adage about buying where you won't be disappointed staying still holds true, beings that you might not get a reservation at a resort where you only have a 7 month booking window, and have to stay at your home resort. Personally I have not had a bad experience at any of the resorts and would not be disappointed being "forced" to stay at any of them. They all have some pluses and minuses. But as you have seen above, some people do have strong feelings and preferences regarding the various properties and perhaps you will too. Whatever you decide, good luck to you, and enjoy!
 
Thanks to a ton of research and everyone in this thread beating some tough points into my head, I think I got this now...Give me some feedback :-)

I was tempted to put in an offer on a contract for AKV over the last day even though I was planning on waiting. The points are perfect at 100. The 2017 and 2018 points are loaded so it would accomodate our vacation next year. I talked myself out of it simply due to the UY. As I stated in the inititial post, our travel will almost 100% of the time be November-January with an outside shot at October or February. The UY for the contract I was looking at was March. Am I right thinking this is probably the worst UY I could get?

One last DVC question. Am I right that you can make reservations at the 11 month window regardless of your current point totals? The points are only significant at the time of the stay. If I have these two aspects right, I think I finally fully understand DVC. Of course, now that I said that I will run across something else that makes me scratch my head.


By chance did you end up offering on this AKV contract? I saw that it has been changed to "Offer Accepted". I have a similar contract in ROFR right now, but have been watching to see what deal I could have gotten. Just wondered how much they came off that asking price.

I did not make an offer on this. I was strongly considering it but the UY just was the opposite of what I needed.

We have an April UY in ROFR, but only has 4 2017 pts left. Would have liked (and paid more) for one with some extra points. I'm assuming ours will pass, but keeping my eye out for others just in case. There was a good one in the email from Fidelity this week that was 110 pts, but think it was like Feb UY. It was same price I agreed to but had a few more points this year, like 35. Does give me hope that if ours gets taken there should be other options. Good luck with your search!

$85/pt but seller paid closing costs. So that made it like $78/pt if we were paying them. About what most of AKV smaller contracts have been going for. If you look at the ROFR thread the details are there.

The seller initially turned down our offer then came back a week later and asked if it was still available. They were asking $90/pt so I didn't have high hopes it would be accepted.

Wow...that is great. Very nice deal for you...That is the range I am hoping for! I the ROFR thread is proving to be a very valuable tool while I am looking. Should help me when making an offer.
