Well, everyone wish me luck! We are signing the papers tonight and hopefully I will hear some good news not too long after that!

Shelly, I can't guarantee anything - but if you guys are interested, Bob's Uncle Mark owns a business that has something to do with appraisals. He doesn't do them himself, but he is going to call a friend of his to see if he can fit us in ahead of schedule. I don't know if he will

A.) Be available
or
B.) Travel to where you guys are

I just checked the time for me to get to Cedar Point. It said 4 hours 24 minutes. I can't believe that Shelly is only 2 to 2 1/2 hours farther than Sandusky!

Aug 1st is out for Trixie..and Labour Day as well... I was looking for a 3 day weekend to have a longer trip without jason needing to take extra vacation days at work....
August 8 or 15th maybe.

We were kind of leaning towards Sept..for Labour Day.. a long weekend.
It would be a good time to get all the back to school stuff since we arn't back to school yet.


Cedar Point is about 2.5 hours from dtwn detroit.
So not too far for us.
And across lake Erie from where we are moving actually...

Morning all!

Well, we made our offer last night. We came in with a much lower bid than we had originally expected. When we looked over the specs of the house, they made it seem that the owners put in new windows, floors, carpet, heater, kitchen, plumbing, stove etc etc... But when we went over the history with our realtor - we found out that they purchased the home like that 9 months ago for 10,000 less than it is listed at right now. All they actually did was install 6 new windows and fix some plumbing in the basement. Maybe throw some new paint on the walls.

So - my realtor said that we will have a very difficult time getting our FHA loan, seeing as how they bought it so recently, did very little work and are trying to get a 10,000 payday in 9 months - in this market.

So we came in 5,000 under asking with 6% seller assist. That's basically like coming in at what they paid for it originally. I know there's no way that they'll accept that - but then that's when we see how they're going to bargain with us.

The waiting is driving me crazy.

The waiting is very hard, and you may end up doing a bit of back and forth... just remember you have some power, as there are a lot of houses out there. If they want to sell they will take what you are offering... kind of like we did here...but we made out great on the other end. Buyers power..!!!!

Well, I heard back from my realtor. They countered back at full price and they'll pay $5,000 closing costs. So, we countered at $1,000 more than what we offered last time and 6% closing costs. I'm sure that they'll do from here. Wish me luck!

Hello MAYers!

What a day. Spent the day on DS's field trip at Carnegie Science Center - http://www.carnegiesciencecenter.org/ It was really fun, but very tiring! I had a great group of 6 kids. Usually I end up with 2-3 bad kids but this time they were all very good! It's just the bus ride I can't handle! School buses are just nasty! Gives me a headache every time!

Still getting shots at 15??? DS10 will not be happy about that!

We ended up having to go through a mortgage company in Pittsburgh. Actually we meet with them Friday afternoon. They claim they can have the appraisal done and close by the 30th. None of the banks around here could guarantee that. . .

Wow it just seems like you should be closer to Sandusky than I am!

Laguna Beach is gorgeous. The sun finally decided to come out today. It has been overcast and cold. Ate dinner tonight at a local Mexican restaurant. My room is sitting on top of the ocean waves at high tide. Just watched the sun go down.
