The Timeshare Store, Inc.®-Contract submitted to Disney for ROFR by 3/20/11

Please buyers and sellers if you purchase or sell a property with us please have the initial contract back to us by 3/20/11.
Everybody also needs to understand that just getting the deal to ROFR is not the end of the road. It's just the first step.

Deposits need to be made on time, and ALL responsibilities of both parties need to be met in a timely manner. Buyers and sellers both need to meet their responsibilities or both are going to be disappointed in the end.

If one side is slow or sloppy with any part of the transaction, the other party has every right to bail out and look for another deal.

Contracts simply has to be submitted to Disney for ROFR on 3/20/11 or prior in order for the new buyer to not be affected by the recent changes.

I'll be anxiously waiting Jason. For some reason it takes about 2 hours for the email to make it to my account at Yahoo. I guess I'm on the end of the list so it takes a while to send it out to all 16,000 recipients! I've called 4 separate times in the past month and each time the contract was already "sale pending". :headache: Try, try again, right? :)
 
Okay, I said I wouldn't, but I have been "looking". Nothing....which is surprising.

Not sure this is true we sold a contract and I never saw it listed for sale until it was listed "sale pending" but I did receive the e-mail with it listed and got a call a few hours later saying it was sold.

Actually the email is "sent" before they are posted on the website, however, all 16,000 recipients do not receive the email at the exact same time. Apparently the email goes out in alphabetically order by email. For example, I receive the email (jason@dvcstore.com) about 30 minutes before my co-worker who has the email of yamilin@dvcstore.com. So a person with an email of aaaa@aol.com will get the email well before the listings are posted on the internet. Someone with an email of zzzzzzz@aol.com may not get the email until now all the listings have reached the website. We have used this system for quite sometime now and it really was never a problem until Disney made this announcement on 1/18/2011. I wish there was a better way for us to reach all 16,000 instantaneously.

If people are getting e-mails prior to others it is no wonder the really desireable contracts are snatched up before some people can even make the phone call. It all makes sense now why people report calling immediately after the e-mail comes out and the contract is gone.

Wish there was a fairer way.....

What if you posted them on the website at the same time the email goes out? Then at least someone checking the site has the same chance as someone with an "early" email address. In that case (or even if not), it would also be tremendously useful if you could add a "last updated on xxx at xxx" to the top of the page so it is easy to see if an update has taken place. That would be of help even when/if the 3/20 frenzy dies down. Just a suggestion!

Ahhh...then that would explain why *I* see them on the website first. My email address begins with the letter "z". Thank you for taking the time to explain that Jason. I'm no longer financially able to buy right now, but if I were I'd either create a new email that begins with a lot of "a"s :laughing: or I'd start watching the website more frequently. Good luck to those still waiting!

That is what I thought was happening and the reason it takes about 2 hours for me to receive the email. I am one of those that have called several times in the past 6 weeks only to be told the contract was already "sale pending". Another factor could be the way the recipient's email provider receives the mail and then disseminates it. I have been told by an IT person that it will be handled differently depending on whether it is AOL, YAHOO, GMAIL, etc. and what they do before forwarding the email. Some of the factors are whether the provider scans for a virus, packages the email in blocks before passing on, has ample bandwidth or something as random as a surge of email received at one instant. In addition, the sender's speed could be affected by some of these same factors. I hope Jason hasn't opened up a can of worms and 1000's of people open new email accounts on their list that start with AAAAA! :lmao: Maybe a purge is in store? ;)

With only a week left now until 3/20, is it just me or does it seem like new listings have slowed down? Do you think everyone who planned to sell by 3/20 has already acted?

Keeping an eye out but getting a bit discouraged... not to say we couldn't still buy after 3/20, but was hoping to do so before... :confused3

I think that you're probably right. I'm looking to see what will happen in the weeks after 3/20. I'm hoping for a price drop, but other have predicted a short-term increase.

To me it seems like newer listing, even though slim pickings, are more expensive at least the listing price. There were quite a few BLT decent contracts in the low to mid 90's which at least had current UY points now most contracts are in the 100's and the ones in the 90's do not have points coming until 2013. Another example is SSR most contracts were mid 60's now it seem like high 60's to low 70's.

Hey anyone see the SSR contract 160 points for 156.00 and change? At 1st I thought it was a type-o, but it hase been listed for over a month! Crazy!

This will be my first DVC purchase, and I have been watching for a long time, and I agree with you. There have been a couple good ones, but they are gone quick. So, I told my wife when we decided we were going to "pull the trigger," I was going to do it fast. I managed to get on a 215 BLT with full banked 2010 pts. for $95/pt. The paperwork was turned in Fri afternoon, should get ROFR started this week.
 
there are some contracts that seem way off base... there was an AKL for $105 per point.

Seems like someone might have bought, put the minimum down and financed...
