The Timeshare Store, Inc.®-Contract submitted to Disney for ROFR by 3/20/11

You should be aware that there are advisors at Member Administration that are saying your info is false and contracts must be closed and deeded prior to March 21 to fall under the old rules.

I am in no way saying that TTS is spreading untruths. I've bought contracts from you in the past and had good experiences.

Just thought someone might care that the info is being given out by Disney.

I was wondering about this as well. I've seen accounts of people getting conflicting information from Member Administration (as late as yesterday) about the true cutoff date.

Jason, if TTS has something in writing, would you be willing to scan it and put it on your website, just to ease everyone's concerns?

From DVCnews.com
information received from DVC indicated that resale purchases must close by March 20, 2011 in order to still qualify for these destinations. DVC has since relaxed their stance and will now allow bookings in the Disney, Adventurer and Concierge Collections by all contracts which are submitted to DVC through March 20.

Resale contracts submitted March 21, 2011 and after will not be eligible for booking the above named Member Getaways.

Yes, that is a great website and I refer to it often and I believe Tim to be a excellent source of information. But since individuals are claiming (elsewhere on the internet) that Member Administration is now contradicting this information, then it's normal as a buyer to want something a little more concrete.

Well, the info on the DVC Member website isn't exactly clear, either. It could be interpreted to mean if an offer is made and accepted by March 20, it will not be penalized. It simply says "purchased by" March 21.

I think Disney is giving themselves wiggle room.

Agreed. I just emailed the question directly to DVC - should get a reply (which I'll pass on) within 3 days.

Just purging...

Can I just say this is making me nuts. After years of discussing DH finally said go for it. We're in the process of getting things in order to buy resale.

Anyway, I'm waiting till after March 20 because I'm praying price per point goes down a bit. Anyone want to speculate on that?????

I'm just so excited I had to share...I've been trying to convince him for years to do this.

We purchased last November from the Time Share Store (250 points SSR), and we were very pleased. If I were purchasing today, I'd wait until after March 20th to see if the prices go down. We may buy some more points after that date if the price is right. For our family, we do not care about the restrictions-- we bought the points to use a WDW resorts.

My personal view/ speculation is that the prices will not go down for long simply because of the restrictions.

I hope that you and your husband are as happy with your purchase as we are with ours.

Please do pass on your reply from DVC . . . the inconsistent responses I'm seeing are driving me crazy.

When they first announced the changes to resale contract, we decided to wait until after 3/20 to purchase an add-on via resale. After hearing that a contract need only be submitted for ROFR before 3/20, we changed our mind

We now have a contract that just went to ROFR in the last day or two. So -- it's entirely possible that we could close before 3/20, but there is no guarantee.

While the changes will not matter much to us, we decided it was better to have both of our contracts have the same benefits.

Now, I'm wishing we just would have waited, as prices will likely come down.

:worried:

InRe post #25 above:

I rec'd this today:

Thank you for contacting DISNEY VACATION CLUB®.

Based on the nature of your comments, we have forwarded your message to
Membership Administration so that a Contract Administrator may respond
to your request. As requests are handled in the order they are received,
there may be a slight delay in the response to you.

If you would like to contact Membership Administration directly, please
send your email request to WDW.DVC.MEMBER.ADMINISTRATION@disney.com

You may also fax your request to (407) xxx-xxx or call (800) xxx-xxxx
for assistance.

Please let us know if we can be of any further assistance.

Again, when I get a reply as to if a resale has to have passed ROFR or just be submitted for ROFR by 3/20/11 so as not to be restricted in use - I'll pass it along.

The Timeshare Store, Inc.® was informed by Disney via email and mail that contracts simply have to be submitted to Disney by 3/20/11 in order for the buyer to get all the benefits of DVC. Any contracts submitted on 3/21/11 or after the buyer will not have access to the Concierge Collection, Disney Collection or the Adventurer collection.

The Timeshare Store, Inc.® simply wanted everyone to know this information and that is why I started the thread.

Here is the email The Timeshare Store, Inc.® received from Disney.
_____________

Jason,

There will be a letter going out to all of our resale vendors. If the contract is submitted for review on or before March 20, 2011 it will not be subject to the changes.

I don't think anyone doubted what you received and were told by Disney. But, you know, DVC, when making announcements to members words things somewhat ambiguously. Likely to give themselves some wiggle room.

FYI: We did receive 64 new listings today including 29 listings at Saratoga Springs. We weren't able to get them all together until close to closing time tonight.

We plan on sending out the email in the morning showing all the new listings and they will be posted to the website tomorrow as well. Of course, some might receive the email before we are able to post all of them to the site (it will take some time to get all 64 on the site).

Jason

Well, I have to admit that I am beginning to feel a case of add-on-itis coming on. It has been about 18 months since my last add-on. However, I think that I may wait until after deadline to see if the BCV prices go down. :goodvibes

In regard to post #25 above, I got the reply from DVC today:

Dear Disney Club Member,

Xxxxxxxx, the contract has to be received by Disney, to the start of the
Right of First Refusal process by 3/20/11.

Thank you,

DVC
Membership Administration

This was in reply to my email to DVC:
Hi, I am unclear on the new resale policy. Would a contract sold by a
reseller have to be submitted and pass ROFR prior to 3/20/11 to not be
restricted? Or would a contract simply need to be submitted to DVD on or
before 3/20 - and if it were to pass ROFR in favor of the buyer then not
be subject to any restricitions?
Thanks

I think this takes any mystery out of the matter.

But I would not wait till the last minute. Many folks on here make it through ROFR, but then the deal falls apart because the seller owes back dues or is behind in payments or some other reason that causes them to never make it to closing. So you could find yourself pass 3/20 and not have a full membership contract if you haven't closed yet. For my own peace of mind, if I was buying resale I would want to close before 3/20.

I was told the same thing today...."contracts must be closed and deeded prior to March 21 to fall under the old rules.":headache:

It appears not everyone is on the same sheet of music

Don't worry about it. Go with what the resale brokers have received in writing from Disney. Disney will have to honor that. They can easily disavow what someone told you verbally, especially if that person is not authorized to speak for Disney Vacation Development.

MS is definitely not authorized to speak for DVD. The person who sent the letters to the resale brokers IS authorized and the written word (in this case at least) overrides all verbal communications.

Contracts simply has to be submitted to Disney for ROFR on 3/20/11 or prior in order for the new buyer to not be affected by the recent changes.

We have basically 19 days left. Please buyers and sellers if you purchase or sell a property with us please have the initial contract back to us by 3/20/11.

I also wanted to remind everyone of our hours.
Monday thru Friday 9 am to 9 pm est
Saturday 9 am to 6 pm est
Sunday 10 am to 6 pm est

Our email is sales@dvcstore.com and our phone number is 1-800-550-6493
