I wanted to let everyone know that Disney has informed The Timeshare Store, Inc.® that the contract simply has to be submitted to Disney for ROFR on 3/20/11 or prior in order for the new buyer to not be affected by the recent changes.

So if there are any buyers who have already purchased and they have a delayed closing after 3/20/11 they are protected as well as long as the contract is submitted to Disney on or before 3/20/11.

I also wanted to remind everyone of our hours.
Monday thru Friday 9 am to 9 pm est
Saturday 9 am to 6 pm est
Sunday 10 am to 6 pm est

Thanks, Jason. I wasn't too worried (our deposit has been cashed), but verification of expectations is comforting.
 
Is this only for contracts bought through the Timeshare store? Right now, we are in a very frustrating situation...passed ROFT at the end of November....still waiting for sellers final papers. Not a Timeshare store contract.

I can only speak for The Timeshare Store, Inc.®, however, I would guess that the rules are the same for everyone and not just The Timeshare Store, Inc.® I would contact whoever you brought from and clear it up with them to be sure.

Just call the resale broker and hound them until you get what you what. The squeaky wheel gets the grease. If that doesn't work there must be a clause on or before a certain date to close. I know the Timeshare store puts that on their contracts. So it kind of puts pressure on the seller to get the papers back on time. You may want to check for this clause. Hope this helps and good luck becoming a DVC member.

Thanks for the update. I am hoping to add on 1 more contract before 3/20 and was hesitating thinking it would be too stressful to get it all done by the deadline. Glad to know we have (well, a little) more time than expected! :thumbsup2
 
Jason -- I'm assuming that you are busier than normal right now. What is the average time to get from offer to ROFR at the present? I realize, of course, that it varies -- negotiating time, etc. But, I'm just wondering about an average.

We have been looking for an add-on since last summer. With the recent news, I had just about given up -- BUT, you have a listing that we might be interested in. :cool1:

Typically at The Timeshare Store, Inc.® our busiest three months are January, February and March and with the news about the change it has been busier than normal indeed.

With the news last week most buyer and sellers are returning their documents ASAP. Some buyers and sellers are reaching agreement and each returning their signed documents via fax or email the same day. So some are being sent to Disney for ROFR the same day (we simply scan the signed documents to Disney for ROFR). I would say the average is within 3 days.

I am sure there is going to be some people who find the perfect contract for themselves on March 20th who will purchase and have the contract contingent on seller and buyer returning their documents to us by 5:30 pm that day. Our staff is working extra hours and we have someone scheduled to work on Sunday March 20th who will be able to scan to Disney for ROFR. They will only be there until 6 so hoping everyone can return by 5:30 pm that day.

If you decide to purchase I hope you get the contract you want.

Just curious - Has the turnaround time increased from the disney ROFR legal side due to the expected volume of contracts ? I believe seeing in another post that disney has 30 days to approve and that is a binding deadline, i.e. its Florida statute ?

You're welcome.

Disney is still getting the contract done in 30 days. With the increased volume they are taking basically the full 30 days.

It is going to be very interesting. All sorts of opinions are coming to us at The Timeshare Store, Inc.® as to what will happen to the resale market.

At this point only time will tell.

Be advised The Timeshare Store, Inc® is staffed with two associates and one admin staff this weekend.

We are open 9 to 6 on Saturday and 10 to 6 on Sunday.

You should be aware that there are advisors at Member Administration that are saying your info is false and contracts must be closed and deeded prior to March 21 to fall under the old rules.

I am in no way saying that TTS is spreading untruths. I've bought contracts from you in the past and had good experiences.

Just thought someone might care that the info is being given out by Disney.
