How does the points work on booking with one of the WDW resorts? I really don't think I could stay at a regular hotel room after staying at DVC villas.

But seriously, if you couldn't get a DVC booking anywhere, (I find that tough to believe unless you are last minute booking or going in premier week), then I think you should just book with cash at a regular resort and save the points for another time, or rent them out. The value you lose is just too much IMHO.

You pay a $95 fee and they charge you the points--you would call MS and book, very similar process to booking DVC.
However, the point cost is way high--a garden view room at the Poly is 42 points per night in the summer--compare that to a 2 bedroom SV at BLT which is only 48.
I think this is one of the reasons why many of us tell prospective buyers that the use of points for the options removed from resale buyers is not that big of a deal because it would be a lot of points to exercise those options.
