The large number of new Aulani resale contracts??

Today there were 44 new resale contracts for Aulani. These were nearly all from just three brokers. My gut sense is that something is up and that these three brokers know something that I don't. I also suspect that at least some of these contracts have been used exclusively for rentals--that is, I think these brokers are dumping their own contracts. So is the rental market for Aulani down? Do these brokers know something about likely MF price hikes that we don't? Has there been a change in Hawaiian state law that affects timeshares? I cannot recall a time, even during the pandemic, when I saw such a large dump of one resort on a single day.

Ideas?

It looks like someone listed their contracts with multiple brokers. Notice the duplication in AUL-S with the same UY and number of points…..

hmm can you do that? Ive never sold before so I dont know if there is an exclusivity clause or not. I did see one guy on FB say they will list other brokers listings and find buyers and then approach the actual broker with buyers to do a commission split. He was in one of these brokers that just a bunch of listings groups so Im going to take a peek and see if he is related to that broker... you know because I have nothing else I should be doing 🤣 🤣

I have been wondering this myself. Sigh. I just closed one one Aul and have another in ROFR.

There are so many that it's hard to tell if these are really dups. Some are clearly unique. But the point arrays are around the most common distributions (i.e. 100, 160, 200, etc.). I'm pretty sure all the 160s are from a incentive where you bought 150 and got 10 free. If they were dups, I'd expect one of the three brokers to recognize this by now and start to pull them. My sense is that these are all real, but I could be wrong.

To have three AUL-S with the same UY, same number of points, asking the same ppp, and are all stripped of 2024 and 2025…

Could all be unique…. but I don’t see why a broker would need to pull their listing. If I was trying to sell 2000+ points , I’d probably do the same thing. It’s not like they are priced at a fire sale price…. yet….

Yes, you can list with multiple. We never did because at the time we were selling, there was a clause that said any full price offer is considered accepted and I didn't want to have two at the same time happen...unlikely, but my luck would have seen it happen and I would have owed commission twice! LOL

Okay that is good to know. Makes me feel a bit more at ease about all the new listings . At least they aren't listed at rock bottom prices so they must not be in a huge rush.
 
That's a good call on the subsidized. Those are two pairs of contracts with identical elements--except for the price, which is significantly different between brokers. Wild stuff.
This goes back to my post about doing a commission split, would make sense to find a buyer who was willing to pay more. I haven't looked up this guy yet since I got totally sidetracked with the new DVC $99 thing. But I will and report back.

Im still a bit uneasy about all of these contracts though.

Unless there is a clause that requires the seller to pay a fee if the contract is not sold within X days, there is nothing the broker can do to prevent a seller from listing with multiple brokers or sites.

Some don’t allow it and have such a clause in the listing agreement but many do not.

I’ve always sold with a Broker that does not penalize me to list it with multiple Brokers. That being said, I do bear the risk that multiple full price offers could come in at same time thus requiring me to pay two commissions. I equate that risk to Disney buying back a vero beach contract sold at $120pp.
 
It is strange how many Aulani listings came up in the last day or so - I was watching an aggregator site that had them down to 95 listings, two days ago, now 147. I really have to think these are brokers listing their own contracts, they are almost all so stripped, no points till Feb 2027 for example. There's a few with some 2026 points I guess. So crazy.

It's all speculation at this point, but if it is the brokers selling their own that is worrisome, that they somehow know something that we do not about Aulani. Just gonna say Im glad I own subsidized points in case it's MF related.

But even if it’s MF related, it would impact your subsidized dues.

Subsidized dues are ~25% discount from Aulani’s standard dues. Let’s say it was MF related, If subsidized dues started exceeding the likes of BLT, GFV, etc the law of economics says they wouldn’t hold their premium, certainly not at the rate they have been today.

So if it’s MF related, we will all feel it in some way (I own both sub and standard).

That being said, I think someone listed with multiple brokers and this is nothing to be concerned about.

Looking at one of the brokers listings they add OWNER/BROKER to the listings they own. And only 1 Aulani has that verbiage. Mystery still continues.. ha!

I think if you have 2000-3000 points for sale they might waive some of their traditional rules because there are so many contracts. Especially if the contracts are fairly uniform in nature and could be substituted.
