I’m in the process of adding points to one of my contracts via resale. The seller agreed to my offer and the initial contract (not the one that requires notary services) was signed by me 5 days ago, the same day I received it. The seller still has not signed the contract.

Should I be worried/move on? I understand people have things going on but 5 days and this is just the initial contract, I can’t imagine how long the notary contracts will take to come back signed. This is my third resale contract and have never had a seller take this long on the initial signing. Thoughts?

Do yourself a favor and buy direct .... eliminate all that BS

Sometimes it just takes time. Your gut instinct is that a seller is selling to get their cash out, and if anyone should be Johnny on the Spot, it should be them. However....

I've had one resale contract where the seller took 11 days to return the initial contract, and I have another one pending where we cleared ROFR on 1/17 and I returned my (notarized) documents on 1/19, and we still haven't heard a peep from the seller (11 days and counting).
 
It is really up to you in relation to how good the contract is for your needs. But, it could be a sign to come in terms of delays down the road or it may just be something else.

Yea that’s what I’m thinking. 5 days for 3 pages via DocuSign. Can’t imagine with notary.
 
It doesn't look good I agree, there could be more trouble down the line.
Unless it's something outstanding and you really want it I would move on and save myself the hassle.
 
My actual contract sat for 7 days - until I messaged - they said they sent it and i never got it
at first i felt bad for the seller but i did mine the day before the their fed ex arrived back to the title company so it didn't delay anything
 
It is not a good sign, however I would give the broker a chance to connect with the seller before backing out. Sometimes there are multiple sellers at different addresses or other issues. We had a husband and wife who had a FL address but were out of the country and slow to sign. It was resolved once we threatened to pull out.

Thank you! Yea I reached out to the broker we’ll see what happens. I’m going to give it a week and if nothing I’m out
 
I had one that took over 30 days for the seller to sign. I understand that she was recently widowed and did not want to push the matter, I just let her take whatever time needed. In the end it all worked out and it was about $12 per point lower that some other contracts I looked at for the same resort and point level.
 
I mean, I’ve yet to read about a seller changing their mind about selling. I’d just be patient or ask. I wouldn’t read into it.
 
Sometimes, I've heard, it's a situation where it's owned by more than one person, and one of them didn't really want to list. Soon to be ex-spouses, for example.

But in this day and age, the owner could be sick. Or recently exposed to someone who is sick. Or live someplace which is having a blizzard.

We found out ours has 5 sellers! It took well over a week for them to sign, also dreading the closing docs
 
I had one that obviously had some issues within the estate. I think the lawyer had to get everyone to agree or whatever. Seems like this should have been figured out before they listed, but hey, I'm not their executor. It took a little longer, but a few days is really irrelevant in the big scheme of the sale. The final paperwork with the notary was actually faster, because I think the lawyer was able to do it easily.
 
Honestly, I'm a big fan of buy direct and be done.....
Disney wants to sell, you want to buy, they take cash, credit, will carry the note for you.
No ROFR...
A lot of times you can get lucky and get last years points.... depending on where, when, how and why....

However, where are you trying to buy, how many points,

Are you working with an agent, if so have the agent rattle someone cage.
Did the contract give the a drop dead line ..... This offer is valid for 72 hours.... Al paper work must be return for ROFR by...

I not sure I would run away yet, but I WOULD NOT be sitting on my thumbs...

The broker wants this done too, let the broke be the jerk and make the phone call...

If I contract is tried up in probate, run don't walk away.

If the guy or girl is just being lazy.... A simple phone call should help speed things along
