Selling Question

We have two contracts and are selling the smaller of the two. We already have a reservation for this summer and do not want to cancel the reservation. The agent selling the contract said we could keep the reservation and not close until after the vacation. Has anyone ever done this? My concern is that the vacation could get cancelled in the process? Is this something I should be concerned about?

If the agent advertises it as "closing not until" and they buyer agrees to wait then you won't lose the vaction.

I will say that I think it makes the contract less appealing to a buyer who has to send a depoist now for something they can't have until X and of course you don't get any money until closing.

If it were me I would just list AFTER the vacation.

^ agree... i was thinking the same thing. I might decide to tell the agent to sell and cancel all reservation unless it doesnt sell maybe like 45 days before my ressie. In this case, i will close after my Ressie. I have 2 ressie for May and one of them is for a friend. Hate to leave him hanging 30 days before his vacation.

As a recent buyer I can say that I was eager to get my points and would not consider anything with a prolonged closing.

I bought in April and had a closing after a date in August. It worked for me because it was a smaller point contract, came with that year's points and I could spread out the payment. So depending on how far away your vacation is, the number of points you are selling (and the resort) your mileage may vary. If it is the right match for someone else the timing won't matter as much.

It has already sold and was advertised that it would not close until after our vacation, still a couple of months away. I was just worried now that we could loose the vacation even though we have been told it will be fine and the contract we signed said it would not close until a couple of days after we get home from the vacation. It worries me because we are taking family with us and I would hate for anything to get messed up with other people along.

No worries, no transfer papers are done until after the date you specified. Your reservation will not be cancelled because you are still the owner until that transfer is done.

yes, but i have no prblem cancelling my ressie as long if it gets so quickly. 1 of the ressie is for a friend and i wouldn't want to tell him that his ressie is cancel when it gets close to his vacation date.
