Selling only part?

Is it possible to sell part of an ownership? For example, I can never use all of my points, even when I am able to go. Since I go alone or with one other person, a studio is more than enough and I just can't go for two weeks during the year. I'd like to sell 1/2 to 2/3 of my points and still have ownership, but a smaller piece. Thanks for your response.

You can not break up a contract to sell part of it. So unless your ownership is made up of several contracts then you can not sell part of it.

As mentioned, unless your points are spread over multiple contracts you will not be able to sell it in incremental chunks. If you have a single contract your only choice would be to sell it and purchase a smaller contract through Disney or resale.

That is about my only regret in buying DVC. I wish I would have split my 250 points into 150 + 100, that would give me more flexibility. For example, I'd love to buy some points at GCV but then I would not need all my BWV points.

Yep I wish we would have split ours also to we could leave the kiddos each some.

We were told when we closed (and our paperwork is written up this way) that if something should happen to DH and I that each child will receive 80 points from our 160 point contract. I do know that they specifically asked us this when we closed.

Hmmm, that's the first time I've heard that!!! We specifically purchased two contracts and plan to leave one to each child.

I'd check that contract again because Disney just doesn't do business that way. They might allow each child to use just 80 points, but your contract will still be for 160 points.

Did you ever consider renting the points that you are not going to use?

Unless this was an add on where you bought two 80 pt contracts, you will not be able to break it up in ANY circumstance.

Probably the only way to accomplish what you want would be to buy an add-on for the number of points you really want...and then sell your original contract. You might take a significant loss doing that, and you'd have to weigh that loss against the consequences of keeping things as they are now.

This is the kind of issue which is best resolved before you buy, not after.

Who bears the cost of sales commissions, presumably the seller?

How much are commissions? A percent of total transaction?

What are the closing costs born by the buyer in resale transaction?

Much thanks!:goodvibes :goodvibes

Seller usually pays commission, unless it is negotiated. Usually about 10-15% of the purchase price. Buyer costs usually are about $500 other than dues already paid by owner and repaid by new buyer.

Most are 10%, of the ones that tend to list 12%, I think the all routinely discount to 10%. Some have a minimum but none that specialize in DVC do anymore that i can recall. Closing will be $450-500 but could be less for smaller contracts and certain situations (esp a private sale).

I asked this specific question and was told I could NOT divide the contract, but I could list both kids and it would be up to them to divide the points among themselves or alternate years.

NO contract can be divided. PERIOD.

Shared, yes, divided, no.

I'd read that clause again if I were you, unless you "added on" 2 80pointers......
If this was the case, I would have bought 2 80pt contracts instead of the 160 at BLT as I have 2 kids as well, but that was a no go.
Just going to have to add on to keep the boys equal! :thumbsup2

The seller would be responsible for the commission. The closing costs are negotiable, although usually the buyer pays most of them.

You don't have to sell through a broker; you can sell by yourself without going through a broker. In this case, there is no commission, but there would still be losing fees.
