Rooms available at DVC resorts but not for DVC members?

Hi all,

I'm curious about this:

I checked disneyworld.com and there are rooms in just about every category for every DVC resort except AKV for my dates, second week in September.

I was lucky enough to get a last minute ressie yesterday, 3 nights at SSR but I could do 4 nights at BWV Std or OKW for almost the same points.

How does it work with the rooms that are blocked for cash ressies (I'm assuming that's what is going on)? There's less than 3 weeks until my dates. Do they ever open up again for DVC members?

I think that's a weird way to do things and I'm fairly new to this. I'm wondering if it's worth getting on a waitlist for 4 nights elsewhere

Not all the rooms belong to member inventory. There are some rooms that DVC itself owns that they rent through CRO. Also, when an AKV member trades outside of DVC (cruise, Disneyland, etc), a room goes to CRO for rent to the general public to recoup the cost that has to be paid for the outside room.

Ahhh, I get that. If no one has reserved those rooms by say, my dates , do they ever convert back into DVC inventory? Or do they let them sit empty?

In addition to the cash inventory outlined above, at 60 days before arrival any remaining DVC villas not reserved by members using points are also turned over to CRO. The income from those rentals are used to offset annual fees - listed as "Breakage Income" on the dues breakdown.

That inventory can be retrieved by MS for point reservations made within 60 days of arrival, but usually the villas available due to member trade-outs is not available for point reservations (since it already has been used by a point reservation).

The small ownership percentage retained by DVC is usually used to replace member inventory out-of-service due to renovation/maintenance. Anything left after that purpose is made available for cash reservations thru CRO. That inventory is not usually made available for member point reservations.

Since, technically, those rooms were already reserved on points, they can't be reserved using points for a second time. Cash is the only way to get them.

That brings up another question though, if you want a cash ressie, say with that DVC discount, would close to your travel time be the best time to get those?

Or for last minute is it most likely just cash and whatever promotion (like AP rates) might be around at the time?

For a DVC discounted reservation, you need to contact MS to see if it is available as soon as you think you want it. Sometimes it is available right away, other times not at all.

If you pay cash to CRO, there is no discount, unless you have an AP and an AP rate is still available.

There are some room categories that are not available for cash reservations. Like BWV BW view, BWV standard view, BCV dedicated two bedroom with two queens in the second bedroom.
