If a contract is signed, but the seller has a vacation already planned the following month, does it have to wait to go to ROFR? How does it work when the seller has a vacation planned with current points??

It should go to ROFR right away, however the contract can't close until the vacation is over. It's called a delayed closing and should be listed in your contract.

As long as the reservation has started, it should be able to close before it's over. I wouldn't do so in the first couple of days but I'd be comfortable after that. This can save a week or so.

I've stayed away from contracts where the owner has a pending vacation but this sounds like it would be a deterrent for Disney to ROFR it...which is a good thing.
