That is another factor, I would have preferred international seller but pickings were slim…I don’t think my deal is as “good” objectively as some of the others posted today…but hopefully Disney doesn’t take any of them!

A few years ago, I think there was talk here that there was only 1 person making ROFR decisions. Assuming that's still the case, maybe they're on vacation. It is annoying for those who are waiting.

From your lips to their ears! Totally agree that commissions seem a tad high everywhere now, especially with CAF too. I get it though. DVC resale salespeople have to eat, too.

Original list price was $149pp. I offered $150. Was told there were multiple offers on this listing. I upped my offer to $155 and honestly, thought it wasn’t going through. All offers were sent to the seller and two hours later I received the exciting news.

Congratulations! I think there is a possibility you may have been able to get this for list price, but offering more helped you secure the deal, and if it’s the contract you really want, that’s fantastic. I think it’s a fair price for a small contract at PVB! ROFR is very unlikely. I think you will have many years of great vacations!

You went $5 over your original. $250 total on this contract. You got what you wanted, don’t have to keep looking and stressing with offers. I wouldn’t stress about it

I was looking back through old listings and hadn’t realized how rare this size of PVB contract was. I am “nosey” and always checking the listings, but wasn’t really looking to purchase PVB. This price point for a small contract was just too good to pass up. Hubby and I can combine two years of points to stay for 5 nights in a studio in January or February with this and not increasing my yearly dues (I already have more points at AKV and waiting to close on a a CCV contract in October) by too much. Will work perfectly for us.

So, for me, when looking at PVB, I think the comparison is always to direct pricing.

Direct, it would have been $243x50=$12,150 plus closing costs.

But, you would have gotten full current UY points and full 2027 points. So, those are 90 missing points which I would value at approximately $20/point (you can debate a lot what these are worth - rental value, rack rate value, etc. I'm picking $20 as sort of an average value). $20x90=$1,800.00

That brings the effective cost of buying direct down to $10,350.

Your contract without closing costs was $7,750.

So, a difference of about $2,600 or $52/point.

I look at that price/point and I think, yeah, that's quite a bit of savings. OTOH, I look at $52/point and think, that is a much cheaper than average cost to wash resale points than we have seen with some of the recent "sold out" resort "flash sales." Those have been a lot closer to $70/point. So, at the end of the day, I think it sort of depends on how much you value points being completely unrestricted for use at all DVC resorts. I think feelings on that differ quite a bit. Personally, I am of the perspective that if I wanted PVB points, I'd be going direct. But, I can completely see the other point of view.

And, it sounds like you feel really good about it, and that matters more than anything else. So, congrats and welcome home again!

My thoughts are they priced where they priced it to get higher offers. Congrats on them accepting $155.

I find this so interesting. So the $149 price point certainly succeeded in getting attention to the listing and it got me to raise my offer so it definitely worked. I assume they wanted it to turn around quickly.

All good points and why I like hearing how others see these listings. Tbh, the only reason I even considered this was b/c I have the cash on hand to add on a bit and my husband has childhood memories of Poly in the early 80s. I previously assumed owning at Poly wouldn’t be a possibility, though. I wouldn’t have looked at it at a higher price point, but I do see your point about the “value” of direct being more than just the home resort. I honestly hadn’t thought about smaller direct Poly contracts from the “unrestricted” perspective. I always thought of direct from pov of the “150 points minimum for direct benefits”.

Thoughts on the idea of submitting a higher than list price offer?

I hate that game and won’t participate in bidding wars for a fungible commodity—but I don’t begrudge others and if it was a price you are happy to pay in the UY you want, congrats! If it’s in its own UY, I would seriously consider cancelling and waiting for a contract you’ll have the option to combine with other points you own elsewhere.

I’m also a little concerned because it’s a Feb UY and you said you could use them in “Jan or Feb”— as long as you’re cool with Feb (which, in my opinion, is a slightly better time to visit), it should work great but using points in the final month of a UY is really living on the edge.

I would be surprised if Disney wants a smaller stripped contract at $155, but no bid can say for sure…I’d put the odds between low and very low.

Thanks for looking out for me! Yes, all of my other contracts are Feb UY, so this was perfect for us and why I pursued it. I wouldn’t have looked at this if not. Yes, I would likely use these points in February or May. I mentioned January only b/c the point chart is low enough that it would be possible then. I know that if I ever do plan something in January I am “living dangerously”.
I appreciate your thoughts on the “competing offers” concept. This was my reason for asking about it b/c I didn’t get why it wasn’t priced higher if they wanted more or were interested in negotiating. I admit I took the bait b/c of the limited number of small Feb UY Poly resale contracts. I offered what I was willing to pay for it had it been listed for more. Right or wrong, my thinking was if it had been listed at $160, I would have offered $150 and I would have been willing to accept a $155 counter.
