ROFR Discussion Thread

Total hypothetical here. How would one sell matching 1500 point contracts at a restricted resort?

How bad off a hit would one take here? Would it need to get so low that DVC would exercise ROFR even if it’s actively selling?
Furthering speculation, I can’t help but wonder if these large contracts were bought for rental purposes and the updated DVC policies for renting have thrown this seller a gut punch? Whatever the reason for selling, it is certainly a unique situation to watch.

We also don’t have any hard feelings and believe everything works out for the best. It’s all supply and demand ultimately. In the case I mentioned, we ended up with a much less expensive contract. The original seller we bid on did us a favor by not accepting our bid.

Everytime I was denied I actually ended up getting something even better not long after.

Current situation for background: I have two contracts (AKV and CCV) closing in October (allowed me time to get the cash on hand and delayed closing was a risk I was willing to take for this purpose). When those close I will have 2 AKV contracts totaling 210 points and a 125 pt CCV contract, so 335 points total.
My situation to ponder: There have been discussions about an Aulani trip probably first week of January 2029 (I know that is forever away but both families have to at least have it on our radar so we have points available) between my family (hubby and I plus two grown children and possibly their significant others) and my brother’s family of 6 (4 kids ranging from 9 to 16) at the time of travel. What I am wondering is whether an Aulani subsidized resale contract of approx 120-160 points is worth the cost (and what price point is reasonable?) if it will be used at Aulani a few times over the life of the contract (combining points from multiple years for these trips), but is probably SAP+ more than designated just for Aulani trips. Pros and cons? Do subsidized contracts at Aulani even pass RoFR? I saw one listed and it is 21 days old. Just got me wondering why and what I might still need to learn…

Yes, my Aulani sub contracts are used mostly for SAP even though I love Aulani and do go there. If traveling with a lot of people and you want to go for more than a couple days owning there will make it much easier to book. Aulani doesnt really ever get ROFR even the sub contracts.

When you look at listings, be sure to look at when the breakeven point will hit for subsidized vs. none subsidized. From what I figured, in my case, it would have been year 12 when paying more for subsidized would be worth the higher buy in. I was also using numbers that were lower than the most recent sales because I would only buy at lower than the going rate.

I've been thinking about this as well. I'd love to do a family trip with myself, husband, two adult kids, and one significant other. That will take a lot of points for this trip. However, I don't need that many points on an ongoing basis. So for me, I'm considering getting a large points transfer in the future so I can make this one trip. I'm not in favor of rental unless I'm really familiar with the owner, like a regular on here. In your situation consider if you actually need more points in general before making an Aulani purchase.

We just had another broker contact us and ask if we wanted to make another offer. This was after we made an offer that was rejected and countered and countered again 2 weeks ago. We’ve bought resale a few times now over several years and never had a broker contact us after the offer was well dead and this time we’ve been contacted by two different brokers! I mean these offers were finished.

I am guessing the economy actually is bad?
I’d be surprised if we see much rofr going forward either.

This is news to me. I don’t think I’m putting in unreasonable offers. I’ve put in about 8 of them and have heard back from 4 maybe, all rejected.

I’m not really sure what it means but it is different for us.
Just saying Im not sure it's a clear sign of a poor economy, since I have been contacted more than once after being rejected. But there are far less contracts being sold that may or not have something to do with the economy, Im unsure. Personally I think less contracts actually makes buying/selling harder. I feel like when there are robust selection of listings people tend to browse resale and shop more.

I had one contact me to buy a completely different contract. I actually really liked that they did that, made me feel like they needed/wanted my business even though I was rejected with my lower than average offer. I would say the name of the broker on that one but they are filtered.
 
With Dvcrofr.com not really functioning as well I have a harder time determining good pricing. The stars on dvcforless.com do nothing for me.

I might have something for the ROFR thread in a few days. Not a banging deal. Probably quite average. But cheaper than direct. So…that’s good I guess.

Had a broker basically tell me my offer was ridiculous. It was very low, but acting like the contract they listed is this unbeatable deal is hilarious.

The contract has been sitting there for almost 6 months, partially stripped, and is well over the resale average for that contract size.

With my last contract and adding the amount of points to equal this larger contract’s points, I’d still come out less than what they’re asking even if I used the same price point they’re using for this larger contract. That’s including dues, closing costs, and CAF. The price point they’re asking is also above the resale average for smaller contracts lol.

Hopefully the example made sense since I can’t give specifics.

Why would I pay more for more points a few months apart? You lose your credibility when you try to play people.
