Returned from Windsor Palms

We just returned from a wonderful vacation. I booked through www.closesttodisney.com. We were placed in a new , beautiful, 4 bedroom and 3 bath room (2 master suites) with pool, spa and we overlooked the conservation area. I would request this home again and again.

I was very pleased with my experience. I did not know what to expect and what I had envisioned was exceeded. The experience
was wonderful. So much in fact, my grandmother decided we needed to buy a home and we spent two days looking and putting together our wish list and we will go from there.

windsor Palms is a nice gated community , well kept and location wise can not be beat. I really think any home off of Formosa Gardens Blvd is perfect. You are close to Disney and a shopping center that has everything you could need.

We did not use the clubhouse or any of the community facilities.However,they looked very nice. I would recommend anyone to use the site I booked through and book in Windsor Palms .
 
I've been looking at resales on Wyndham/Windsor directly as a result of all the feedback on here. My original feelings were that homes and condo's don't mix well (partic. with how many condo's are built here) but slowly but surely you lot have started to change my view !

Anyway, having looked at various homes on the MLS I have decided that there are better value buys elsewhere. The homes start at $ 210,000 for a 4 bed 2 bath and this coupled with the high monthly community fee makes this something that just can't even get close to breaking even during a year unless you manage to get over 45 weeks of bookings a year...something that doesn't happen in the best of times let alone now !!

Condo's start at $ 109,000 and whilst these are more reasonable the current rents being achieved don't make much financial sense ! So, I'll continue to watch and hopefully the playing field will imprve one way or the other; either home prices come down or weekly rents go up in value !
 
In Indian Creek there are 4/3 some with 2 masters in the 189,000 to 229,000 range on the resale market. In Rolling Hills the price varied from 189,000 to 275,000. We will proably purchase in either of these two subdivisions.

Windsor Palms is great but I would not want a property there because of the townhomes and condos. The clubhouse is something we are not into and do not need. I think you pay extra for the gated entrance and clubhouse.

Lake Berkley had great resale prices but we really like the Formaso Gardens Blvd Area.

we know what we want and are just waiting for the right home in the right area to come up for re-sale
 
Indian Creek has loads of resales and I would advise anyone to think seriously before buying in that community. Rolling Hills has had all kinds of HOA problems and there is now a new Board in place.....I'd wait on that one for a while to see what they do.

The best community at the moment IMO, is Sunset Lakes. The HOA is very active and has done a great job over the last 2 years. There are only 16 homes for sale in there and it is the one community that seems to have house values on the rise.

Lake Berkley was modeled on Sunset Lakes built by Park Sq. Homes (one of the worst builders in the area IMO) and there are currently over 30 homes for sale in that community. Again, it is one with lots of HOA problems.
