I'm waiting to close on two resale contracts from foreign sellers. The realtor warned me it might take longer than usual to close the transaction, however it's been 78 days since the contact effective date and 41 days since we passed ROFR!

If your resale purchase (or sale) took longer than the "average" 60 days from contract to points in your pocket, how long did it take and what were the circumstances? This doesn't seem normal to me, from everything I've read.

You are taking longer due to foreign sellers. I understand that they have additional legal requirements and you may be dealing with people who just take their time.

I have finalized 3 contracts from US sellers, and 2 contracts from foreign sellers. My quickest contract was with a foreign seller. I just got my points today from a BWV contract that had a European seller. They got their closing documents back before I did :)

I had to cancel one resale purchase from a US seller because they would not get their closing documents back - 30 days after passing ROFR, and they wouldn't take calls from the resale agent or send in their paperwork.

Bottom line, there are more steps involved with a foreign seller, but if they are motivated, they can finish the process very quickly.

I think more of the delay/problems arise when there is something out of the ordinary with the contract. The contract I had to cancel was part of an estate, so there was much more paperwork/legwork involved.

60 days is not average; more like 75.

Agreed. Signed contract on Jun 10, cleared ROFR on Jul 9th, was supposed to close on Aug 6 but Disney was late on estoppel paperwork, closed on Aug 14, should get membership about the 28th.

Total of about 74 days, with about a week delay, still closer to 70 than 60.

And I thought waiting for ROFR was the hard part..................

I started 3/24 didn't close till 6/10 and got my points 6/23. Over 90 days. Domestic sellers for me... just very slow ones....
