Resale Prices: Fasten your seatbelts

When I told my guide I was looking at resale, he told me how AKV was cheaper from subtracting all the incentives to get down to $78 per point. To do this, he valued the developer points at $7000 which is way high, but it would realistically be mid eighties. Resale average right now is there--if they were to drop to say the upper 60's, who would buy new?

Our price per point after subtracting all the incentives is $77.25 so your guide is not much off. We bought 160 AKV at the DL events back in May and we got $8 off, 220 delveloper points and 2 annual passes. And we only value $10 per developer points and $800 for the 2 passes. ($16640-$1280-2200-800)/160 = $77.25 At the time we bought ours, most of the resell AKV contrat price range from $94 to $98 and it didn't make any sense for us to go resell.
 
anyone sold their points back to DVC recently?

I'm considering switching home resorts.....just don't want to end up paying double for the same amount of points...

any info would be appreciated
 
I agree with most of the posters here. I did not by my DVC with the intent on reselling it to make some $$$$. It was purely to take more vacations with my family and relax.:cool2: If I paid more than someone is paying now, oh well..great for them. :yay: I wont lose any sleep over it.:thumbsup2
 
I would agree I did not buy as an invetment, however if the prices go down, I know I will want to buy more. As things get better the price will go up again.
 

I'm not sure how long we can expect prices to stay stable, as the length of time left on the contracts gets smaller. The fact that prices were rising for a while was great for those who wanted to sell, but for me, if the value per point drops a couple $$ every few years, it won't cause me any concern because I got the value out of owning for that period of time.
 
I recently had this conversation with my DW. I am looking to sell our VB points, and her concern was that we won't get as much back as she would have wished. I reminded her of all we have gotten back. To that she looked puzzled.:confused: I reminded her of the great vacations we have had the past few years that would simply not been possible had we opted to rent cheap off property motel/hotel accommodations. Nothing like getting back to your beautiful, comfortable unit at about 2 PM after a fun filled hot morning in the parks. The resort is close enough to make sense of going back after a nice swim, cool refreshing libation from the fridge, and a little nap after the hot tub soak. Add to that the fact we usually vacation with 11 of us to include my now terminally ill dad. The times we had together thanks to DVC are priceless. I know I have mentioned it other places on these boards, but now as I sit bedside with dad, I feel extremely confident on our purchase and subsequent add-ons. I know some say it's not an investment. Yeah, your right, at least not financially, but it has been an investment of a lifetime of memories that will never fade with time. Oh, BTW, VB is for sale not because we are selling off our inventory. Just want to make way for the new points at BLT.:thumbsup2

Something weird is going on at BWV. I just got the weekly email from Shontell and she has several listed in the 85-89 dollar range. Some do not even have points til mid 2009. When we bought a month ago, the prices were in the 80-82 dollar range, and many had 2007 and 2008 points.
Can anyone make sense of that?

I had noticed that there weren't very many BWV points available in the past month. If Demand exceeds Supply, prices go up! :thumbsup2

I'm glad to see it. I have no desire to sell, but like the idea that I could if I wanted/needed to sell.

BWV is awesome by the way.
