Resale contract deed ??

How long does the resale deed take to record in Florida? Is it normal to have the broker say that your contract closed on a certain day and then for several days afterwards have the OC comptroller records show that it is still being processed? Looking at the way the OC record is listed right now, it only shows my husband's name and the seller's husband's name even though both parties are couples in the transaction. I hope there isn't an issue that will cause a significant delay. TIA

The data shown in the listings on the comptroller's office is just for convenience in finding a particular deed. The stuff the search engine looks at is an index, but the real important thing is what is actually in the deed. If you can find the deed on the site and the language and names in the deed are correct, then everything is fine. Once they get done processing and proofreading the deeds for that day, then probably the index will be correct and will show all parties correctly. If it doesn't, I'd email the comptroller and ask them to fix it.

But fixing it is just to make it easier for folks to find. The deed is the legal document, and if it's listed under the wrong name in the index it makes no difference as far as the ownership. And Disney is going to also look at the deed itself, not at what's in the index. Filing the deed with Disney is a separate issue; they get a copy of the filed deed, and it's always possible for quality assurance purposes they look up the deed on the comptroller's site to make sure the deed the title company sent them is exactly what's filed. But either way, it's the text of the deed that matters.
