I had a couple questions about Aulani resale...

is there a site similar to the Orange County Comptroller site where you can see previously closed contracts?

is the timeline for closing the same as traditional FL resales?

is it correct that the closing costs are significantly higher in Hawaii?

Aulani dues are on the high side, but seem to be in better control relative to HHI and VB, concur?
 
Our experience was with a Japanese seller. If you have a Japanese seller be advised that they must travel to an embassy to sign or something taxing like that which adds at least a month to the wait time. It took us nearly 7 mos from offer to getting our card with a hiccup bu title at the end. Hawaii runs on island time and answers to no one. Just part of the charm. ; )

No, it is typically slightly longer to much longer.
is it correct that the closing costs are significantly higher in Hawaii?
Yes.
Aulani dues are on the high side, but seem to be in better control relative to HHI and VB, concur?

No. HHI and VB have been around since 1996 and 1995 respectively, and it has taken that many years of compounding increases (and a very recent hurricane in the case of HHI) to get the dues to the point where they are now. Aulani, on the other hand, started very high and is going to see increases as a percentage of a much higher starting amount. I would be concerned about the dues as a prospective Aulani owner. However, you can mitigate this by looking for a contract with subsidized dues.
