Renting out fixed week VGF

I searched and didn't find this topic. If I missed it, my apologies.

If I buy a fixed week at VGF and decide to rent my points one year, do I rent it as a week or break it up into points? Anyone know how this would (or could) work?

You could do either I suppose. It depends on the market and if your week is a high demand week that year. I suspect that those people that rent it from you will expect to pay the normal point fee for the week not the 10% premium of points for the fixed week however.

I thought the 10% premium was on the purchase of points for a fixed week, not that you room would be 10% more points. So 1 week in a 1 BR Lake view in Magic season is still 407 points. The difference is that you paid $159.50 ($145+$14.50) for each of the 407 points.

No its actually the other way around. You still pay $145/point when doing fixed weeks, but you have to buy and use 10% more points to get the week (it would be approximately 448 points to buy the week above). If you use your week, you have to use all of the points for the week (448), even if that year the points for the week are actually lower or higher. If you opt out of your fixed week you get 448 points to use as "regular" VGF points.

No I dont think so. They have to take the full amount of points out of inventory for the resort. Say they have 1000 points total left to sell and then sold a fixed week like the one above at 448 points, then they would have only 552 points total left to sell (1000-448). They would not just take the base total of points out of inventory, it would have to be the total including the extra 10%.

Seems like a OK deal for an automatic guaranteed reservation for a rooms size and category that may be a challenge to get during certain times of the year. If BCV and BWV offered them during F&W, I bet that they would sell out.

No, they'll be limited to the points that can book the resort for the year. They just have to balance the points from fixed weeks with those sold as simply points.

I actually think Tim and I are correct. I actually bought a fixed week and only paid the exact amount on the fixed weeks points chart (which is the 50 year average of points required for that week plus 10% in points) multiplied by $145/pp. I did not pay any more than that.

For example if you wanted a standard view studio during week 1 it would run 138 points (from the fixed week points chart). That would cost $20,010 (138 points*$145). According to the regular point chart it would only take 125 points for that week, but they charge you the 10% premium in points. If you opt out of the week, you will still get 138 points to use as regular points.

This, a regular week for a studio with standard view is 125 points. With the fixed week, we were required to purchase a total of 139 points for the fixed week option. and the amount we paid was $145 pp.

Yes they require extra points but when used as regular points, not fixed, you still get the VGF home advantage and you can use them anytime. I don't mind the extra points and for us getting a one bedroom, lake view is what DW really wanted. I don't really like paying the higher direct price but I doubt that I will ever see a fix week 49 resale contract unless it's ours. I'm also guessing that fixed week contracts might hold their value better than a regular point contract due to the limited number.

Some are less than the points for the same week and some are more. If it's the amount on the points chart, that would actually be a third option. Thanks for the info.

I suppose it depends on what the fixed week owners decide to do with their points. If they all use the 11 month window to book VGF (maybe they just want a different set of nights than their fixed week), it will have no overall effect. Just the demand might shift around a bit. If they all decide to book somewhere besides VGF, it would mean more space for non-VGF owners who book at 7 months.

Personally, I think most who are buying fixed weeks at VGF intend to regularly use them as purchased. Otherwise, why pay direct prices for 10% more points than you need?

It will be interesting to see what patterns develop.

This is why we are considering the fixed week but I have two big unknowns. We're newish to WDW travel and I think we'd love F&W but have never been, but that's a logical week to grab. My other concern is that our kids aren't in school yet and I don't understand the rules for attendance and schools and don't know if I can pull my kids out outside of holidays. I was thinking of week 50 but we've never been in December so I don't even know if I would like it. We are going to buy more than the number of points a fixed week would require so I think it's a no-lose thing. Just don't know how to choose a week. It's just a guessing game and we'd love some advice.
