Rental wait times through David's and DVC rental... at what point should I give up?

Hey everyone. I am sure I am asking repeat questions here, but I have not found a lot. I requested rentals through David's and DVC rental (David's one year out with the understanding it could not be booked until 11 months and DVC Rental at 11 months on the nose). It has been a week and still awaiting a reservation. At what point should I start making other vacation plans? I know things fill up pretty quick.
 
There are a lot of factors to consider. Exactly a week after your check-in date is not long to wait for a reservation, but it sounds like your desired reservation is for Easter week 2023. That could limit availability, as a lot of people will be wanting to travel then. Also, if you are flexible with your choice of resorts. If you want a larger resort (OKW, SSR) you should be able to find something fairly easily even several weeks in. If you want an MK area resort, those do book up quickly. Either way, the rental agency need time to contact owners, get them to make your reservation, and communicate that reservation back to the rental company. People are busy right now, as Easter is this Sunday, so I'd probably give it a couple more weeks.

Thank you for the insight. So we are looking mid-March 2023 (hopefully BWV). I was concerned as another rental company told me they are already losing a lot of availability. I know it was probably a sales tactic based in truth to some extent.

Availability has two components: units being available to book, and owner points willing to book for you.

Demand for rentals is very very high, and the availability of owner points is not so high.

BWV is one of the popular places to DVC rent from. These points tend to go quickly.

try the Rent/transfer board to connect with DVC owner directly. IF there actually is availability for your dates/resorts you may be more successful arranging a rental
 
OP, for what it's worth, we put in a rental request the second week of Feb for a trip this Nov (so, ~9 months out). We were told it'd probably take at least a couple of weeks. We waited ~8 weeks, then switched our request to another DVC resort (coming up on the 7-month window), and it booked in less than a week.

Like aurora said, supply and demand...
 
I used a different broker, but I had my reservation the same day I made the request. For August at OKW.

Did you mange to get your reservation?
If so, which rental broker worked out for you?
Did you just forfeit the security deposit with the other broker?

I'm planning on trying for a BWV Standard Studio for the first two weeks in December '23 and was thinking of using your strategy.

BWV standard studios are very difficult to rent. Owners jump through hoops to secure them all year but the competition is especially fierce for the first two weeks in December. Owner are just not going to go to that kind of effort for a rental when they can just book a BWV pool/garden view easily and for more points.

My advice is to set your sights on the pool/garden view studio if BWV is your preferred resort. It's a much more realistic goal.
 
@Wells Larsen , I agree with above. If you want a BWV standard view studio during the first two weeks of December, contact the BWV owners here on the DISboards Rent/Trade board. Those villas are frequently walked for those time periods, and I would think an owner who will walk for a renter (it’s a lot of work) would want the same amount per point the agency will charge you, not the discounted rate the agency would pay them.
 
Thanks. That's helpful information. Not that I would be opposed to paying the same per point that an agency would charge. I'm just nervous about renting from a private party. I will probably just stick with going with preferred. I guess it's not really that much more $$.

I’m a Bwv owner and no way I’d make that much effort for a renter so that they saved money. getting standard anytime is extremely hard, over the beginning of December is nearly impossible and stressful. you would have to start walking in August, just to get through food and wine, which is nearly impossible Too. keep in mind I get it for myself, but it gets harder every year.

That is a really helpful perspective. Thank you. I had no idea it was that much hassle. Is that the most difficult room to get in all of DVC? Is there any other room as difficult? Maybe AKV Value?
