Rental Availability questions.. or how long do I give this kid to make a decision?

Afternoon everyone! Ok so I have a daughter with a very serious boyfriend and a husband who is in no way interested in sharing a room with him. So I decided after looking at points calculators that maybe we could (if it is even possible) rent two studio rooms at maybe BWV or SSR or OKW or our trip next October (we are fairly flexible with dates, could do Sept or early Nov too). The boyfriend is concerned about Covid (though he literally has it now) and bringing it back to his parents from FL (who he doesn't live with) so he is sort of thinking on it and trying to decide how safe the fall would be.

I am seeing the more popular resorts filling up for some fall dates, so i guess in general how far out is there availability on these less expensive resorts? If I give him till like May (which may kill me) would it be possible to book for the fall or would the availability just not be there, nevermind finding someone trustworthy to rent from? I also am not sure that cheaper means more popular, I am firmly on the cheaper end of things. We do not need two rooms if he isn't going.

Any advice is appreciated!

Your probably going to have a hard time finding availability due to the fact that it is WDW 50th Anniversary and things are already pretty booked for the fall, unless your looking at September. You might be able to grab something at SSR, but a lot of the rooms getting booked up already at the 11 month mark.

We are avoiding the week of the anniversary for that reason. I guess we need to think about September because we are well within the 11 months.

If you are looking at renting, I would not if you have someone who may decide in the end not to go, as those are usually non refundable as well as non changeable.

But, by May, I am thinking near park resorts will have limited rooms.

I don't want to put an owner out by booking then rescinding, I want to be pretty sure. I cant even be sure they will be together in 8 months. I am thinking about surprising my BFF with a room of her own if he backs out, assuming I can even change the name on the reservation.

It would kill me to wait and honestly if her boyfriend is dragging his feet now, it’s probably out of politeness. It sounds like he doesn’t want to go.

Even though I personally think he doesn’t want to go, if it was me, I would move forward and rent the two rooms now. Maybe the boyfriend will change his mind if the COVID situation improves in a few months, and if he doesn’t, you can invite someone else. DVC reservations can’t be canceled but if worse comes to worse, you can post a confirmed reservation for re-renting on websites that market DVC rentals.

Be aware that not all owners will allow a change in name, I know when I rented a few times it was not allowed. I required all guests at booking.

Just be sure you understand all the terms and conditions of the contract I would also check the discounts booking a cash stay with Disney since it will allow a cancellation with no risk of losing money.

A renter would never be allowed to offer a DVC reservation for rent since they don’t control it, the owner does, unless the contract specifically gives them the ability to do it,

Most owners do not give renters that ability, I know renters are not allowed to use the DIS in this way.

This is very good to know, thanks! I have not had to cancel a DVC rental but I thought that was how the “confirmed reservations” end up on places like David’s. I guess they must come from owners only.

Those would also be ones in which a renter doesn’t want to or can’t go. But, in order to even be listed, Davids has to seek approval from the owner.

If an owner doesn’t agree to change the names, which they don’t have to per the contract, then the renter is out of luck. Prior to this past year, I don’t think that was an option he offered renters.

No matter how one rents, the reservation belongs to the owner until check in And most contracts strictly prohibits a sublet.

Because of the unknowns I would pay cash for pop century. You can rent 2 rooms from there for the price of one DVC villa. The beauty of cash to Disney is you can cancel or modify up to the last minute. If you’re a Marriott Fan you can do the same at the Dolphin or Swan and still have great access to the parks without driving. I agree with your husband and truly understand. If unknown - book through Disney so you can cancel. Otherwise, just decide with a good and positive spirit that you will utilize the room for another friend if the kid backs out (which you should kind of plan for - kids have a hard time planning that far ahead, particularly if they have nothing to lose Also - will they still be friends then . . ., etc). Regarding tickets - we had similar circumstance (kid backing out of Disney - but not a separate reservation) and found out that unused tickets can be transferred to another person.

Man, I read this as "I have a daughter, with a very serious boyfriend and a husband," and thought that DVC was the least of your problems lol.
But, in this case, I would just book the rooms with Disney directly - they are running great promos and cannot beat the flexibility/cancellation policy!

Agree! My 20-something nephews (and nieces) who live on their own, are very concerned about their parents and 90+ Grandmothers. They are exceptionally careful about following safety protocols to keep them safe.

I also think committing to an expensive vacation with a girlfriend (or boyfriend) 8 months in advance is a big ask. In this situation, think I would rent one room & pay cash for the second, or rent both and allow daughter to invite another friend if her boyfriend doesn't go. I'd definitely hold off on tickets and air until much closer o the trip.
