I see this as very reasonable (tearing down garden wings to build DVC units), but I find it difficult to believe they would do this with SSR still selling and so much of it left to sell.

Sounds like Eisner is really putting the push on a rehab of the Contemporary soon, too.

Would DVC have to offer better deals on SSR with a Contemporary DVC sales rival? Or would a Contemporary DVC price per point by out the roof? Think it would sell fast? I'm guessing it would be small like VWL?

I personally would love the Contemporary as an option thru DVC, but I doubt we'd buy there unless the rehab was really fantastic. The only thing it has going for me is the proximity to MK by walking and the monorail access. Like I mentioned in a different thread that pool slide looks like something at the local YMCA.
 
I think a lot of it hinges on the one unanswerable question: How IS SSR selling?

The only thing we know for a fact is that Phase 1 (four buildings) was virtually sold out by September '04. That's when they started offering Phase 2 points exclusively to new members.

That did represent a pretty brisk sales pace...almost on par with BCV. But I don't think any of us really how how many points have sold since then.

If sales are meeting expectations, then DVC shouldn't see any urgent need to add rooms at the Contemporary. They could just build Eagle Pines or some other stand-alone resort and purchase decisions would still be driven by the concept rather than the specific location.

But if they are sensing a need to boost sales, or generally feel that DVC needs another destination resort AND have no other plans for that land, then villas may happen. I still maintain that the Contemporary land could be much more valuable if exclusively used for cash room stays. Again, if people do not NEED the draw of the monorail to buy DVC, why give it to them?

But, if they do go forward with a CR Villa project, here is what I would expect / hope to see:

- The highest point chart in the system--higher than BCV/BWV/VWL.
- More rooms than VWL. Hopefully they can find a way to put 300+ rooms on that land. It just seems kinda wasteful to build a smallish property that would almost certainly sell-out in 6-9 months.
- Possibly no Grand Villas. If space is an issue, I think most of us would trade a couple of lockoff 2Bs for every potential Grand Villa.
- As they did with BCV / VWL, the contracts will keep the 2054 SSR exp date, giving owners less than 50 years worth of actual use.

Personally, the CR holds little appeal to me, but I'll be watching with curiosity.
 
I have no desire to stay there so I figure it will just make it easier for me to get what I want while everyone fights for the CR.
