question on closing

when I get our closing papers CAN I ask that we close by a certain date so as not to lose 150 pts that will expire Aug 1st. If they can't can I cancel the contract with no loss.
When we took this contract there was plenty of time for closing (started March 29) passed ROFR 22 days later and we were told we should close with time to use pts.
Need to close by June 10 so as to use those pts for RCI.

Any stipulations should have been part of the written contract to purchase. You can't just add the requirement now.

We have asked for a quick closing with one of our resale contracts - some of the points were about to expire. It worked out with that contract - the sellers were really on the ball and got all their paperwork back really quick. You are really at the mercy of your sellers - some are fast and some not so much on getting their paperwork back. There can also be problems with the contract that Disney has to work on, which will also delay closing. We bought another contract that was behind on the maintenance fees, and that added a couple of weeks to the process. Then, you have to deal with the title company for the actual closing, and it will depend on how busy they are.

You are really at the mercy of your sellers - some are fast and some not so much on getting their paperwork back. There can also be problems with the contract that Disney has to work on, which will also delay closing.

My sellers took 14 days to return the paperwork. *** did get the property closed the day the paperwork arrived. Now I'm waiting for DVC to get us back into the system. I doubt I'm going to get my December dates, but I'm happy we finally closed.

We started our resale 3/4 and I still do not have points in the system, just closed last week. Even prior to 3/20 the resale companies (more then 1) did say plan on 60 days from beginning to end, before 3/20 it was more like 45 days with the "rush" of 3/20 it is taking close to 60 days! Our closing date was set for 5/11 which was exactly 60 days from the time it was submitted for ROFR, we closed 4/27. If you walk away you will lose your deposit and basically "hurt" the seller. Your closing doc's should have a date of 60 days after the contract was sent to ROFR and as long as everything is correct you will close by that date if not before. Good luck
