Question from a potential seller: what data can I use to help determine the market value of my contracts based on their Use Year?

I hope it's ok to ask this question here. I'm considering offering some of my contracts for sale and am wondering how to determine how the resale price might be affected by their UY. I have been able to get some data on how the number of points on the contract, which resort, length, banked vs. stripped, etc play in, but not much on UY. Can anyone point me to a source or offer any opinions based on your experience in purchasing DVC? Many thanks!

Your probably best just listening to your broker that you pick, they can give you a feel for how the market is right now. Unless you have a UY (like September) that doesn't have a lot of contracts at a desirable resort (like BCV), then I don't think it will matter much.

I have October UYs at BCV, BWV and AKL. I don't see very many listed with an Oct UY ... is that a UY that doesn't have a lot of contacts similar to September as you mentioned?

I too have October. It is a "smaller" UY and there are not that many contracts out there, now that being said I don't know how much more you can get right now, but from what I know (25 yrs), October is desirable. I guess in this market it's like selling the "same" house but one has better "curb appeal" so hopefully it gives you an edge.

When I bought my contract at OKW it had a September use year. I had no idea that September was not as common. But that was what got me my full asking price of it when it sold. I had no idea. The buyer was looking for a small add on at OKW with that use year.
