We refinaced with Provident this summer and they escrow our taxes and according to our online account it states that they pay the taxes for us. I just received our tax bill yesterday and I called Provident to see what I should do with it. They said not to send it, they outsource the tax payments and the taxes will get paid by the third party. I asked if they will be paid by 12/31 and was told yes. However, I don't feel very confident in his response. Does anyone have any experience with them and do they indeed just pay the taxes without the bill from us, etc.? I need them paid by year-end for the tax deduction.

Thanks.

Amy

If you can see your info online, you should be able to see when the funds leave the account. We've never dealt with Provident Funding but have always had our taxes paid with escrow funds. We've never had a problem, even after refinancing. We refinanced this past spring and had to fax over a copy of the tax bill because they sent it to the original bank. We usually get a spring and fall bill, last year we were just billed once in late winter. We were able to look online and see the tax bill and when it was paid, they did it electronically. Have you asked Provident when it is expected to be paid? Have you called your local tax office to see if it has been paid?

Unless they have given you a reason to worry, I wouldn't. I know last year we were because the bills came out so late but it was still paid on time and in time for our tax deduction.

We have owned property in two different towns (in two different states) and the town always sends us a tax bill. However, they also send one to the Mortgage company as well...so the mortgage company pays the taxes directly to the town from the escrow account.

The answer is: the town sends you the tax bill so that you know what the amount is (they also want you to see how much is school tax, and all the other stuff that is broken down on the bill)
