I'm sure this is well-known, but haven't tried to sell a contract for several years and had some questions. If your contract has all points for 2020 and forward, are you only reimbursed for the 2021 Member Fees or are 2020 MF's ever negotiable, too? Didn't want to mention it to Broker, if it is never done and sound like an idiot.
 
The listings will have a standard convention that varies slightly by broker, but the difference would then be in the price. Right now, one big broker is listing 2020 dues as paid and buyer pays 2021 as default.

Anything is negotiable.
 
Most brokers will go by points there but for calendar year sold, Once you hit 2021, most will suggest buyer pays 2021 dues as those would be considered current years dues,

I will say it would be tough sell to get anyone to reimburse for 2020 dues once we are in 2021 and those dues need to be paid in full.

I have bought and sold in the fall before and by that point, seller covered the dues.
 
You can ask for those annual fees and work it out in the negotiation.
 

Thanks, everyone, for the input. It's a small contract so think I'll just stay firm on my price. It's one I've been debating selling for a year, which means I'll be fine if it doesn't sell.

Everything is negotiable, IMHO. You don't have to insist on being reimbursed for the 2020 dues, but can calculate how much per point the dues equate to and tack that onto your original asking price.
