Question about Points Allocation

We have been thinking about buying DVC but I have question. Maybe I am overthinking this but it seems like most folks but 100-200 point range. Even borrowing and banking wouldn't allow these folks to stay in a 2br or Grand Villa. By Disney offering these rooms at high points seems like the likelihood they sit vacant during slower times and even busier times. I mea who has 1100 points for a week at BLT. There are no discount points deal if the room goes unrented. What happens to them? Does Disney reallocate points based on use? Does Disney rent them? It seems like if they sell lots of small point contracts they are really selling them for even fewer available accommodations when you take out the big boys!
 
The points required for a Grand Villa haven't changed (significantly) since we bought in 2007. I think, generally, people tend to book them for shorter periods of time (1 or 2 nights) as a splurge, rather than taking an extended vacation in one. Also, people can have points transferred in if they needed them, to be able to book them for a longer period of time (say, for a family gathering). They can also be made available on cash bookings (Disney retains a certain percentage of ownership for each resort) and, if owners exchange their points for RCI/cruises/ABD etc. then that obviously frees up inventory for cash bookings also.
 
Over the course of 20+ years of DVC there have been 3 major points adjustments. DVC is required to do this to try and maintain 98% booked rooms (DVC is required to maintain a 2% interest in every resort) every night of the year. Before the points adjustments, most members stayed Sunday through Thursday and once DVC determined that Friday and Saturday nights were not fully booked they adjusted the points. I say this and acknowledge that I am one of those badly affected by the changes. Previously I could stay 27 nights per year Sun - Thurs but with the three major adjustments I went down to 22 nights per year. So I had to purchase a new contact to get my nights back.

if they are not booked within 2 months of check-in date, they are turned over to CRO for cash bookings as well...

Average ownership is around 240 points. Which means a lot of people have more that that. And there are very few Grand Villas. They don't sit empty. And I doubt they ever end up in the CRO system.
 
DVD in the past sold a minimum number of points to new buyers, a year or so ago the minimum was 160. DVD changes that number based on how hungry they are to make a sale.

Disneys minimum has been decreasing however your supposition that 2 BRs and GVs go unbooked and unused is incorrect. As was mentioned the avg size ownership is still higher than you suspect and there are plenty of owners who do have the points to book those accommodations. At the start of the Poly sales quite a few fixed weeks for the bungalows were sold and there were some rather large point purchases just like all other resorts have had.
