I’m curious to know - if one buys direct from Disney and they “throw in last year’s points,” is the buyer also charged the MFs from last year? Also, are MFs pro-rated based on purchase date?
 
You start paying MFs from the day you buy. So, whether you buy a Feb UY or a Oct UY, if you buy today your dues will be prorated (340 days of 2019 left). You get points for whatever UY you are in (everyone is in their 2018 UY right now) so would not pay any dues on the full 2018 points they receive.

This is something I feel many people do not calculate correctly when comparing resale vs direct.

If I bought an Oct UY in September 2019, I would receive all 2018 points forward and only pay 4 months of 2019 dues.

By throwing in last year’s points, they are giving you “the sleeves out of their vest”. What they are really doing is giving you the points from the current use year, which you are entitled to. Then when your next use year starts, you get a new set of points. If this is hard to understand, read up on Use Year.

It is true that in many cases, a resale contract will come with the current year points already used. Sometimes next year’s points, also.

Dues are pro-rated over the calendar year, not the use year, so if you bought today, you would owe about eleven months of dues.

You are NOT charged maintenance fees for those last year points that Disney "throws in". If UY wasn't confusing enough... maintenance fees are per calendar year, NOT Use Year.

Think of it this way. Regardless if your UY is Dec, Feb, Oct, Aug, doesn't matter-- all fees for calendar year 2019 points are billed in January of 2019. When "Disney throws in last year's points," they are giving you 2018 points, which have ALREADY BEEN PAID FOR ONE YEAR AGO IN JANUARY 2018. The 2018 accounting cycle has already concluded, so you are not charged MFs for those points.

If you purchase direct today, you would be on the hook for the prorated amount of the dues for ONLY the 2019 points, because naturally we are now in 2019.
 
Thanks y’all. I know that the “extra” points are really the current year points, but I also know that the Guides like to use the “throw in” phrase. ::yes:: ;) Good info on the MFs...tucking that away just in case we ever decide to buy direct.
 
When they tell you they are "throwing in last year's points as a bonus" please just laugh in their face and ask them if they think you were born yesterday.
