Purchasing DVC during this *unprecedented* time

Alright, I'm looking at a contract with a June UY. The owner banked their points from 2018 into 2019 and planned to use them on a reservation last month. That trip was canceled due to Disney being closed. With how Disney is handling those canceled reservations, if I buy this contract, will I receive the 2018 points, the 2019 points, and the 2020 points that are coming next month? The seller says I will. The broker doesn't want to make any promises. What do you all think?

Even if you do get the 2018 points extended for six months, by the time you close on the contract (figure three months or maybe even more), you will have to book a stay before the end of Dec. It will be nearly impossible to even find anything left over. If the 2019 points weren't banked already, you will not have time to use them either. Otherwise, if they are already banked, you would have until May 31, 2021 to use the 2019 and 2020 points. Plan on losing at the least the 2018 points.
 
We have not yet gotten any reports if the 6 month extension of the 2018 points will transfer with ownership. I am not sure I would not count on those.

In terms of the 2019 points, those are being allowed late banking if they came from a canceled reservations during closure, If they aren’t banked, I’d be sure to include that those will indeed be there when yoy buy as it’s been noted they won’t show up until beginning of June

As long as you don't pay the MFs on the 2018 points, I'd consider it. I'd also ask for seller to cover the 2019 points, as they may be iffy also.

Did you pay MFs for 2018, or did the seller?

MFs are based on calendar year. Right now, the only MFs that could be due are 2020 dues, if they pay monthly.

So, the only MFs that a buyer is ever asked to pay is current calendar year dues. Of course, even those are negotiable.

If a contract has points from previous UYs, it doesn’t trigger dues as Part of the sale.
 
I would look at them as a bonus if you get them but I wouldn’t base buying or the price of the contract based one them. If you don’t already own DVC it’s hard to see real time inventory and the time it’s taking to close would be a huge factor for me in making a decision. Your experienced DVC owners know best.

Does the resale agent have the ability to call in with the owner selling to confirm any details?

We are in a very similar situation, also June use year. The seller is now talking about wanting us to pay for the 2018 and 2019 points from their cancelled trip, but haven’t specified what that means. After reading this thread, I have low confidence we would even see those 2018/2019 points.

Yeah, that doesn't seem like a great idea...definitely not for the 2018 points. For the 2019 points, you would have until May 31, 2021 to use those, so depending on how the rest of negotiations have gone, that may be worth it for you?

I am taking the stance of the 2018 being a wash and the 2019 points being a bonus.

wow id never pay for 2018 or 2019 points right now. Sounds like they are trying to recoup some of their loss and stick it on you because the parks are closed.
