Purchase DVC through Disney or Resale?

Is one method better than the other? Does Disney limit the availability of certain resorts? Are the fees different when purchasing different ways? If financing, what types of interest rates do you get?

If you can answer any of these it would be greatly appreciated!

Personally, I couldn't afford it through Disney. The resale was much more affordable. I didn't need financing so my decision was simple, I could buy more points by going this route. The offers of developer points were't as attractive as a the reduction in total costs.
 
There are differences between buying direct vs. resales. Pros and cons for both.

1. Disney is usually more expensive but it is quicker than resale. If you want BLT or VGC, you will have to go direct as there really aren't any resale contracts out there (a few BLT, but higher priced than direct).

2. Financing through Disney is easier than resale. They offer at a rate of 10.75 (preferred) or 14.25 (standard) with direct debit, up to 10 years. It is treated as a mortgage so you may be able to deduct interest. It also does not show up on your credit report. Resale is on your own. There is a company that some of the resale brokers use, but basically it is a unsecured personal loan. Interest rate is around 11% but terms are not as good as Disney.

3. Whether you buy direct or resale, you are a full fledged DVC member and will get treated the same way regardless of how you got in.

4. Prices for the older resorts are much cheaper via resale. For example, VWL is running around $80.00 per point resale but direct is $101.00.

5. To buy direct, you must purchase a minimum of 160 points and to get the best deals, you should have the name of a member for a referral. There is no minimum buying resale. I became a member with a 50 point contract.

My cousin is in the process of buying via resale right now. She watched that webinar thing on BLT a few weeks ago & talked to our guide about their choices of buying direct. I then told her about the TTS and told her how to read the listings & what to look for as far a a loaded contract VS a stripped contract etc. They are interested in trying the THV's and go to DTD a lot so SSR was a logical choice for them & far more economical on the resale market. They found a fantastic 200 point contract with almost all of the 2008 points still available to use. It was going for about $76 / point I think...which was about $20 / point cheaper than buying direct. That's like $4K.:eek: That ain't chump change! As much as I would've liked our guide to get her sale, she is my cousin and I am really happy she found such a great contract to purchase. When we bought we got in directly thru Disney under a "friends & family" promotion for an extra $5 off per point (or $86 / point) and the resales were also selling in the mid-$80 range so it didn't matter as much. But right now the resale market is FULL of great deals if you look for them and they are significantly less than buying direct.
 

For us the decision came down to where we wanted to stay. If you want to stay at one of the brand new resorts, Disney is your only real choice. Our hearts were set on VWL. We him-halled around for several months, we decided on the TTS and bought a 170 point resale with banked points for $80.00 per point in the fall of 2008.
It makes no economic sense for someone to buy a contract at an older resort through Disney. Sure if you buy a resale you have to wait longer, and you have to make it through ROFR, but money is money. We saved $4,000.00 buy going through TTS. We have the exact same contract as anyone else.
By the way, TTS was excellent to deal with, not a complaint what so ever.
 
We just purchased in AKV direct from Disney. We got all '08 and '09 points with Dec. UY. Assuming I don't use the '08 points, I see the rental market for points is pretty active with points going for about $10. That extra $10 per point discount brought the total price pretty close or below some of the resale prices. There's properties for sale at about the same price and price-range on the resale market, but my uncertainty over what to offer, how long closing would take, and whether my offer would pass ROFR made me just decide to go direct.

I probably could have saved some money going through resale, but we want to vacation this December and buying direct meant we could do that for sure.

Of course, I didn't rent the points. We're bringing family in December instead in a larger room.

Not necessarily. But you need to make that determination. Do you want to buy-in with 160 points which is minimum required by Disney if you direct purchase with them ?

is a contract with less points better for your situation ? Then purchase via resale market. Also, if you do purchase resale, no matter the amount of points in your contract, your membership will not be treated any differently so no worries there.
If you find you'd like to own more points in the future, either at your Home Resort or even want points at another DVC resort, you can purchase add-on points directly through Disney at minimum of 25 points with cash or 50 points if financing and you also have the option of adding additional points by purchasing another resale contract.

resort/size villa you'd need/ # of nights in typical trip/season(s) most likely to travel

- -note that if you plan to make trips every other year or every third year you can purchase half or third this amount of points because with banking &/or borrowing you'd have enough to do so.





Does Disney limit the availability of certain resorts?


Disney has all DVC resorts available to purchase but their focus will be to get you to purchase at the resorts they are currently marketing which are BLT, AKV, SSR and VGC at Disneyland - - you may have to be waitlisted a bit to purchase points at earlier DVC resorts such as OKW, BWV, BCV, VWL, & offsites HHI & VB, but they can sell you points where ever you want to purchase. These earlier resorts are usually readily available on resale market but also know that AKV & SSR contracts show up in healthy numbers on resale too and BLT contracts have also begun to turn up on resale recently.

The resort you buy into is known as your "Home Resort" and you will have a 4 month booking advantage at your Home Resort over DVC members who do not own points at that resort - you may book at your Home Resort from 11 months through 7months+1 day before check-in day you'd want during your owner's priority booking window; at 7 months or less all DVC owners no matter what resort they own at may book at any DVC resort.





Are the fees different when purchasing different ways?

Resale closing costs/fees tend to run somewhat higher than Disney's but depending upon resort you pick to buy into usually resale prices per point end up saving you quite a bit of $ over Disney's prices so resale's higher closing fees usually are not much of an "issue".

If you purchase through Disney at a resort they are currently marketing there are usually some incentives depending upon resort & amount of points you purchase & also if you have a member referral ( there is 'need a referral thread' here on this board where you can find a member to refer you ) - - sometimes this can be better choice than purchasing resale particularly if you want BLT or AKV for your Home Resort & you plan to purchase around 160 pts anyway it probably makes more $ sense to buy direct through Disney then because of current incentives being offered for these resorts.

It's worth taking the time to do the math to compare both direct purchase prices/incentives to resale prices and see where your best value lies.





If financing, what types of interest rates do you get?




Disney's financing iirc ranges from about 10.75% - 14 plus % depending upon credit-worthiness.
