Private Purchase of DVC...Questions

Hello:

I've done the DVC presentation...I've looked through some of the popular resellers, but I've managed to find an individual who has 220 points for sale at SSR. Offering them at a decent discount to what the popular resellers are selling them for.

If I go through him, is there anything I should be concerned about. How do I close it. Any ideas as to who is reputable and reasonable to handle the task?.

Any thoughts appreciated.

make sure you understand ROFR. the seller gets paid regardless, but if you really want the contract, too much of a discount is a problem in this case.

i've heard TTS closing services can be used whether you buy the contract from them or not...but i haven't done it that way.

If the seller is offering it substantially below the going market price, chances are Disney will buy the contract out from under you when it is presented for Right of First Refusal.

Either way, going through with a private sale, I would definately hire a closing/titile company and have the funds in an escrow account until I was sure there are no liens or attachments to the property.

Just use a title company to handle financial side of it and you should be fine. Keep in mind that a great price per point via a private sale will usually be scooped up by Disney thru ROFR. However, with as many SSR resales that are on the market right now you could be okay as I doubt they really want to buy all of those contracts back.
