I’m curious about the prices I’m seeing at different DVC resale sites, do people actually get the asking prices? I have seen BW listings for $150+ and they aren’t loaded contracts. Granted the lower the points the higher price but I’m wondering what these contracts actually sell for. Does anyone know?

Depends on the property but often times, they sell for less. Check out the April to June ROFR thread.

The ROFR thread will give you a general idea. One of the brokers, www.dvcresalemarket.com, publishes their numbers for average selling price. Right now, it boggles my mind with what I am seeing.

But, I can't complain because I did get a nice high price for the contract I am selling, which helped me in buying my RIV resale contract.. I would have bought it anyway, but getting the extra sure did help!!! LOL

Thanks Sandisw, I was able to find the information I was looking for at the above referenced site. It is pretty crazy the prices, makes it tempting to maybe think of selling but I'm not really sure if it's time yet. I would really hate to sell and then decide I made a big mistake. I know for sure I don't want to pay rack rate for deluxe lodging at WDW.

Resellers are seeing the rising prices and pricing accordingly. Buyers should should offer a lower bid price, say $10 or so less than asking price. All they can do is say no.

I must have missed that you bought a RIV resale, congrats!

Just remember 8 or 9 times out of 10, if its a really good deal Disney will steal it out from under you in ROFR. But not always!

I would be a first time buyer and was looking in the Autumn last year for a 300ish point contract at either SSR or AKV, they were averaging around the $110 pp mark (I was looking to offer $100-105), we held off as some of the finances were not available then but looking again now there is very little choice and what os abail seems to have gone through the roof…..AKV $149 pp on a stripped contract!!! Average price now seems to be around $125-$135…..really gone up in price

I’m wondering if prices are getting too rich for people.

On DVC resale market there are 3x 90 contracts at AKV for $144 a point. Sep UY

even if you got the closing costs covered or agreed prices down to $130 I thought they would have been snapped up. Yet over 3 weeks later, they are all still there

There eventually has to be some sort of levelling out, as sellers and brokers have a natural incentive to test the upper limit to the point where a few contracts sit there longer than hoped. I guess the more interesting question is where do things level off, especially AKV which was left off the direct price increase for now, although it's hard to see that lasting if boulder ridge, the other 186 got bumped to 190.

I also think the high prices are going to draw stubborn sellers, who don't really need to sell, but will be willing to for a high asking price that helps them flip at a profit or reinvest in a longer or bigger contract and so on. See Sandi's post, heck I'm thinking the same. My starter contract to dip my feet in may turn into getting a blue card, or just picking up more points on the monorail loop, etc.

Seems to be a decent amount of that. I dont wanna/need to sell but if youre dumb enough to pay xxx per point, sure!

Still waiting to close. Seller is in the Navy so trying to fit in the notary signing based on his schedule . I am in no rush but if he doesn’t do it and we don’t close on time…August 9th…I’m going direct! Lol

I didn’t send payment in for this exact reason…plus, hoping I get the proceeds from the sale first!
