Potential Newbie DVC Points Renter

Never did this before so I have a few questions.

1)Is it as simple as renting points from an owner (or are there extra costs over and above this)?
2)When will the point calculator for 2006 come out ?
3)Is this a persoanl contract between owner and renter(or does it go through some sort of official DVC group)?
4)What is the form of receipt when rental agreement is reached?(paper,email etc)
5)Is the $10 a point a rough average cost right now ?

1- Yes, it is as simple as renting points from an owner, and there is no tax involved.
2- It is already out. The only thing that changes annually is the holiday time for Easter and THanksgiving.
3-Yes, it is between owner and renter.
4- That is up to the owner, but I would hope you would get a copy of the confirmation notice sent to the owner once the reservation is made.
5- $10-$12 seems to be the going rate right now.

The only cost for your room is what you agree to pay the owner. No taxes. Anything you charge to the room after you get there is of course, your responsibility.

Don't know. Just use the point chart for 2005 to figure the points for 2006 - there is a link at the top of the page. Unless you are going near the American Thanksgiving or near Easter, the points will be the same. The week before and the week after Easter are always peak season. The date for Thanksgiving changes - it's the 4th Thursday in November.

Yes - a personal contract between the owner and the renter. All terms are negotiable. Disney does not get involved in any dispute.

Varies depending on owner. Most have some type of written agreement to make sure both sides understand the term. Most send a confirmation letter (issued by DVC) with the renter's name on it.

Again, negotiable. Many rentals go for $10/point, but many go higher - especially if the resort/time/room wanted are among the more popular ones. Expect to pay more if you reserve farther in advance (which ensures getting your first choice of resort, dates and room size). Sometimes, last minute reservastions go for a lot less than $10. Owners with points about to expire are often willing to rent for less. However, availability can be a problem the closer it gets to arrival. HTH

It's a fairly simple process. Look on the DVC rental board and you will find plenty of DVC owners renting their points. Most owners will ask between $9~$11 per points.

The only place I know where you can find the '06 is DVC member website so I can't post a link for you to see yourself but it looks like the dates are about the same except during Easter so unless you're planning on going in April, you probably can still use the 2005 calendar to get an idea of how many points you'll need.

No, the rental is a personal transaction between you and the owner. You paid the owner per your agreement and you pay nothing to Disney for lodging. Disney will ask for a credit card during your check-in to cover the incidentals.

DVC owner should provide with a confirmation number and a copy of the confirmation letter from DVC. You don't need either to check-in but it's always a good idea to get something in writing.

THE place to start -- Go to the Rent/Trade Board. First read the FAQ (you'll have to open the thread, and then click on the link at the top of the post). When you've read that thoroughly, read "A Word to the Wise."

Those two posts will give you virtually all of the basic information.
 
Dumb question! Why would the rates (per point) be higher for "prime times". You are already paying for more points to compsensate for the time period.

etd to add: I am so excited to have rented points for our upcoming vacation, and in no way disputing anything anyone has already stated. Just nosey by nature!

First - I don't think the question is dumb! Many of the more popular times for DVC members to visit WDW do not coincide with "prime time" for the parks. For example, the first two weeks of December are a much sought after time by members and yet the points to visit at that time are the lowest of the year. If renter wants to ensure getting his/her first choice of accomodations, he/she must find a member who owns at the desired resort willing to make a reservation 11 months ahead of arrival. Sometimes, the member might need to call day by day to get the reservation. Some members charge more per point for those popular times - hasn't got all that much to do with how many points the room costs.

FWIW, many times renting points is a bargain even at $15 & more per point.

First of all, that's not a dumb question at all.

There are a couple of reasons why the points may cost more. One is that the basic price of $10 has been the basic price for a number of years. DVC owners maintenance fees have gone up, reducing the profit margin, but the basic price has not. With the effort and risk involved to the DVC owner, many simply won't rent points for less than $11-12 per point. Just for perspective, at $15 per point, you'd still be getting one heck of a bargain on most rentals.

The other reason is that some DVC owners make reservations for busy periods at their 11 month window on speculation. These are prime ressies, like Boardwalk view at BWV during Food and Wine, or VWL during early December, and they charge more for them. In that scenario, you are paying a little more, but you are getting something you otherwise would not be able to get at any price.
 
Incidentally, if you go anywhere other than the DISboards Rent/Trade Board (eBay, Redweek, etc) and look at rentals, you will see a different picture. If you do the math, you'll find that those rentals are $13-15 per point...and up.
