Poly - Maint fees - gonna get ugly?

Can’t help but to think , with the Poly cash rooms effectively closed for a year that maint fees will be jacked up? All transportation , pools , dining, housekeeping now Financed from only member dues? Am I missing something ?
 
So who pays for it if not DVC ? 2 pools, the grounds , housekeeping , utilities , front desk, buses , including possibly boats , etc. Who funds these operating costs ? There will be no cash guests on property except for a small handful of cash DVC rooms

Disney will have to eat part of the cost on some of it.

Some of it will be covered in dues, but they cannot increase dues to cover it all, as there are limits on increase. They will base it on historical percentages.
 

You can bet they will pass on all costs legally allowed to us owners. Front desk and transportation for sure. Thank goodness they are closing the monorail at the Poly, that should help a bit. Maybe they will close one of the pools too. Housekeeping will not cost more than if the hotel was open. Was the hotel portion actually ever open or were they just using breakage? If the Poly owners want to continue to have restaurants open, we had better eat there.

The hotel portion hasn’t been open since March
And the other poster is right , if it’s 15% then something will have to give , close a pool, less garden maintenance , close a restaurant if it’s not turning a profit

It's not retroactive and DVC goes with a provision to cover any shortages in the budget so 2020 is essentially taken care of. DVC has reaped the benefit of that for awhile I believe and now they might have to cover a shortage but it's difficult to say what is going to be done.

For 2021? Taxes are not part of the 15% cap and there would be difficulty arguing that the transportation and pool costs weren't all for DVC rooms thus DVC expense up until the time the hotel opens. Grounds etc I don't think fits the same argument as the majority is around the hotel side. Restaurants are their own entities and not an amenity that paid for with dues. Housekeeping should be similar cost or maybe even less because they aren't entering rooms like they used to. But will Disney take the route of allocation to the point that dues take a big hit? I'd actually be a little surprised. It's also not just Poly but Jambo and BRV/CCV too.
 
Well, shoot. No wonder some days opened up at the Poly in December.
 
Where are you trying to move to?
Riviera and CC, ( studio with shower) I need a shower without a tub, and when possible I go to studios that have them. I prefer not to use HA.

Its a three part vacation over 12 nights, the other stays are in a one bedroom with DH, and then 5 nights in a two bedroom with friends.

DH and I will have a car, if we stay at Poly, we’ll be fine.

The retheme is hotel only. DVC is not part of the retheme.
Well, MF go toward upgrades, repairs, and maintenance around the property. So therefore as a DVC member, the property you use is part of your membership including the main areas like the Great Ceremonial House. I’d say you are getting an upgrade and some MF will be used.

They just redid the GCH prior to opening PVB. That is getting redone again? I assumed it was just the hotel rooms/buildings.
 
I'm more worried about how much Ceremonial House "enhancement" costs will be allocated to DVC.

I don’t know the exact upcoming enhancement schedule but what they are doing in that GCH is connected to the upcoming monorail station closure.
 
I didn’t know about the monorail station closing. Well, sigh. We have a 2 night stay in December as part of a split stay so that’s a bummer.

I also own at AKV, BRV and CCV so this thread has me worried about my 2021 & 2022 dues since the hotel sides aren’t opened and there’s no planned reopening...
