Poly Dues Property Tax Break

On my statement, there is a property tax credit for 2015 of almost $1/pt and that is being applied to my 2016 MFs.

So. My de facto 2016 MFs for Poly is $5.14/pt.

Instead of estimated 2015 property taxes of 186.41 for 168 points, actual were 25.56, a savings of 160.85 for 168 points.
 
As a BWV owner, I need to write my congressman to complain about all those "rich" owners at PVB not paying their "fair share" in taxes. That is a nice New Year's surprise. Any one know why there is such a huge variance between Poly estimated and actual taxes in 2015?

My guess is the the rate for the improvements didn't kick in until 2016. 2015 deeds are new and possibly not fully calculated/credited at their full taxing value.

I'm sure it's a one off.

It's also almost certainly pro rated by date of purchase so the actual change to 2016 dues will be based on 2015 length of ownership. I've owned since March. A Nov purchaser would only have 2 months worth of 2015 tax breaks to spread over 2016.

I bet you're right. Here in Texas, the assessed value is based on the improvements in place on January 1st. I imagine there wasn't a whole lot completed at that point last year.

Wait, I just checked my Poly MFs for 2016 and they are being billed at $6.09 ($609 for 200 points). I wonder why this is different from yours?
 
Just got mine in too and I have a credit like yours! Same ratio.

We are all at $6.09 pp for the Poly for 2016. They are referring to 2015.
