We love the Poly but are debating whether the cost is worth it for us to own there. I have been watching availability and it looks like availability at the 7 month mark is usually really open - is that usually the case? Do you think we’d frequently have a problem booking there at 7 months?

I know people say “buy where you want to stay” and I know there’s always a risk we’ll get shut out at the 7 month mark. But we are generally very flexible with our travel dates (avoiding typical busy times like Christmas and Easter) and wouldn’t be super upset to have to stay at another resort - so just wondering if we might be better off buying a cheaper contract. Thanks for any advice!

It’s almost wide open right now for 6,7,8 months, and spring break is in there and all the COVID points floating around. The chart is expensive, which helps availability.

But as time goes on and 2042s leave the system and SSR still has many to go, I would expect this to shift.

Theres also the obvious asymmetry as direct sales to whatever is planned 15 years from now will be able to book poly. I plan on selling in 10 years, so I don’t really care about these concerns.

worth noting I would consider poly resale points good value overall because of contract length. If you love Poly, and can swing some more cost upfront, I think a poly resale contract is a good plan overall.

Cheap dues too...relatively speaking that is

would you ever need two rooms at the poly (since there are only studios)? its a little bit of a curveball consideration, but if you ever need two rooms and want them comfortably booked in the same booking category/dates, the 11 mo window may also help there.

Poly is one of the top 2 or 3 most economical resorts to buy in to (resale) when looking at the long run (purchase price/dues/expiration). If you love Poly and think that the studios there will keep you coming long term (no 1br or traditional 2 br), then I would buy there.

It is also worth noting that "typical busy times" for DVC are not what you might think. October through December are very rough at 7 months and you need to buy where you are willing to book at 11 months with limited hope of an easy switch to somewhere like Poly. The first two weeks of December will be full by 10 months out most years.

Dumb question, but can dues go up?
they typically do, but barring some very resort specific (and unexpected) expenditure, they typically would go up somewhat ratably. The hotel style resorts tend to have cheaper dues because they split the non-building specific maintenance costs with the hotel side, they are less prone to additional maintenance like the wear and tear on beach resorts (or the resort maintaining an active zoo), and in instances like the monorail, the cost is split across three monorail resorts.

We bought a Poly contract last year, but I spent a solid 6 months researching before making a purchase. Poly came in cheaper over the life of the contract compared to cheaper point resorts because of the length of the contract and lower dues. You have more time to "spread" the cost on Poly compared to SSR or AKV (which I was considering as an option). It seems to hit a sweet spot in that regard. We went with Poly for that reason and my DW picked it over other resorts. Happy Wife, Happy Life!

Additional information: With the increased cost per point now I'm not sure how the numbers work now, but I'd have to imagine it's still similar because everything is up in price.

Thanks for the thoughts! Did you buy direct or resale?

All rooms are extremely difficult to get during DVC's busy season, which runs from late September to early January. If you want a studio during this time of year, you pretty much have to buy at the resort you want or get lucky.

Beyond that, the Polynesian is one of the easier resorts to get a studio at. (SSR, OKW, and AKV generally are the easiest.) This has to do with its room mix. The Poly has 360 studios. Only SSR has more.

Not all studios are created equal either though, Poly studios hold more value for ability to fit 5 (same as any other 5 person studios). Yea SSR has a bunch of studios, but they only sleep 4, so if you're a family of 5 (like us), availability of those matters very little.

Poly usually has availability at the 7 month window. You will hear the same advice from me, you'll hear from many others. Buy where you love. Buy where you prefer to stay. We love poly, so we bought there. The maintenance is very reasonable at Poly as others have mentioned. The long remaining contract adds value too, if you are looking for something longer term.

Poly is my favorite (or at least one of them) and I have two home resorts and did not buy poly. I find you can get poly at 7 months and I don’t want a home resort with only studios. Right now it’s just my husband and myself, but if our family grows I will definitely want one or two bedrooms. We do stay at poly and have it in our rotation of resorts we stay at. It’s also pricey to own there. I can spend less per point at other resorts. But that’s just me.

While the up front cost is higher, Poly can definitely be the cheapest contract in the long term. Check out this blog for the math: https://www.dvcresalemarket.com/blog/best-economical-dvc-resorts-to-purchase-spring-2021/.

I own at AKV (direct and resale), Aulani (resale) and Poly (resale). Factoring in years remaining and dues, my Poly points are the cheapest. Each of my individual annual Poly point is roughly 8% cheaper than my resale AKV and AUL points.
