Point Rental Question for DVC experts

Hi, we have been DVC members since 2001, and this is the first time we have ever had extra to "rent out." So, while we have been in the DVC routine for awhile, renting is a whole new arena for us!

The question: have you ever booked a reservation for someone, and then not heard from them, or received payment for 1 month? I have not gotten any email responses back from the "renter", and when we were trying to book for them, they were in touch constantly.

I sent the contract out by mail as well, again with NO RESPONSE. We just got back from the Wonder in Alaska, and figured I would give them til we had returned home to set an ultimatum for payment.

Any suggestions? I just sent another email to them stating I needed to hear from her/receive payment by August 20th or I will cancel her reservation. That will then be more than 1 month since the reservation was booked. Is that appropriate? Anything else I should do?

did you exchange phone numbers. Did you establish a time limit for payment?

A month is much longer than I would give anyone. My guess free dining has just been released and they are leaving you hanging. Maybe not but it happens.
 
I looked her number up to make the reservation, she did not originally give it to me. However, when I searched for her, the address/names/phone number did check out, so I know she is a real person at that address.

I did establish a timeline, which was "initial payment once reservation # was confirmed", which she had acknowledged on July 16th. Then no responses from her since.

You have not heard from this person since July 16th? I would no longer consider her your "renter" & would start advertising those points again, if you still wish to do that.

This person clearly in no longer interested. I would not waste anymore time with her.
 

When you rerent your points (which looks like you will be doing), I would consider taking half as a down payment, make the reservation and set a time that the remainder needs to be paid. The down payment can be non refundable.

According to the sample contracts I have seen, and info I have looked at, it says most people have it so that they pay only after the reservation is confirmed. Have others done it the other way? Any suggestions are appreciated!

Our first renter has been wonderful, this one, not so much. But I wanted to give her the benefit of the doubt before cutting her off! Disney Magic, and all! :wizard:
 
Move on. They likely rented from someone else or were trolls, likely both.

I think you will find this is more common than you think. This was many years ago, but before we bought DVC we rented twice from different owners and each time we had to pay some kind of money before the reservation was made.

I can't think of a single time I've been paid before a reservation was made. I am usually paid before it is changed over to their name. I don't rent a lot per year but my first rental was 1995 so quite a few times. I have, on occasion, suggested that would be necessary when it was late use year, I'd have to borrow points or I'd have to cancel something I had already but I don't believe anyone's ever been comfortable doing so and I don't blame them.
 
i agree with pp's - cancel the ressie.
you have been more than patient, and it is obvious she decided not to rent from you without even letting you know. if you want to be really nice, send an email today that you must receive at least $100 or so via immediate paypal, or you will cancel in 2 days.
btw, i also learned the hard that there are many looky-loos.....i filter them out quickly by asking for a small, fully refundable deposit before i will even make the reservation.
once the ressie is made, half the total (less deposit) is due with 10 days.

just a small deposit helps keep keep away the ppl who waste our time, and allow us to help those who are serious.

I would try to contact them once more and if nothing..cancel the reservation. I'm not sure what other owners use for a contract or payment terms but since we get email confirmations the same day from dvc now, I require payment in full via paypal the same day. No refunds either. It has worked out very well for me thus far. :goodvibes

I agree with everyone else. Cancel the reservation, send an e-mail to that renter letting them know that your deal is off and start over. At this point, I would not ask them again for any payment or you may get drawn out again and end up having points in jeopardy of being lost. Hopefully your next renter will be a much better one! If I were a renter this would make me nervous though... What happens if when you call there is no availability for what I wanted!

I have never had extra points to rent out (only had my DVC for a little over a year) but I think if I did I would just rent to a Dvaids DVC rentals and not deal with the mess. I would get less for my points but still more then enough to cover my dues.
 
I have rented with 4 different owners. None have required a deposit up front, but required payment within a few days of the email confirmation - of the 4 reservations, 3 had incorrect spellings of names so payment was delayed until that was corrected (not sure how Disney could mis-spell the names since all communication between me and the owners was via email or PM).

There are some that require a deposit up front - all the brokers require 50 to 100 USD as a deposit first, which is then refunded if the reservation cannot be secured.

There is at least one owner I dealt with - but never rented from - that required half up front. I am hesitant to put half up front without a guarantee of a reservation. Ultimately, it depends upon the owner and the renter.

But, as it has already been one month, I would cancel the reservation and re-rent the points. Was there any discussion as to how many days you would hold the reservation until payment_
 
OP, cancel the reservation and use your points elsewhere. If that person really wanted the reservation, they would be contacting you daily. Hopefully you didn't borrow points to make the reservation.
 
I also am renter - and I agree - cancel that reservation and move on. If a renter is no longer communicating with you - something is not right.

I'm only on my second rental with a private owner - but to me - I expect to pay ASAP once the reservation is confirmed in my name. Both of my rentals have not been that far in advance - so paying in full was expected. IMO, if the reservation was a LONG ways out (say 7 months to a year) , maybe a 50% now and 50% later deal would be appropriate. But not hearing from them is a bad sign.

Next time - put some details of when and how you expect to be paid in writing. The sample contracts you can find on this site give you a great starting point - and can add a bit more of formality to the process and help establish that you view it as a serious business relationship. Sure - it's still all really about trust - but it can certainly help prevent verbal miscommunications.
 
I wouldn't even bother to give her anymore time. It's been a month. I would just cancel the reservation and send her an email letting her know. I have rented points on 2 separate occasions now and I don't require anything up front but they have to give me a 50% deposit within 7 days of receiving the forwarded email confirmation from DVC. I have rented to 5 different families and never once had a problem. Sorry this happened but hopefully you can rent these points again quickly.
 
I was point short and had great rental experiences, once the owner even took credit card payment. Now I have rented for the first time and so far have been very happy. I made the ressie, sent a contract that had to be returned in 48 hours and with half payment with the rest due 60 days before the ressie date. I used the standard contract found on this forum.

On my second rental to a "friend" I have had a few issues. This was also done without a contract and I am starting to think I will ask for one and call it business.

I would cancel. Have faith, most renters are good folks and want to have a great vacation at a DVC.
