Hi all, so this will be my first purchase. Been wanting one for the longest time but I finally have the means! There's still a lot to learn though.

I am picking AKV because their point prices seem to consistently have the best value. They have C-Level Villas so having a big head start is nice. I don't mind the distance to other parks because I generally rent a car or rideshare when I go to WDW. And the Savannah, of course!

Anyway, more details about the contract I am looking at:

2021 - 246pts (86 baked from 2020)
2022 - 160
2023 - 160

Buyer pays 2022 Dues, $807 Closing Costs

The original post asked for $152/pt. I can't remember what I offered as there wasn't an e-mail confirmation but I think I tried hovering around close to the price other deals got. They countered with $145.

Does this sound ok or can I counter back with a slightly lower price?

Perfectly fair deal with the banked points. I’d take it if that’s the deal you want.

Just something to think about, Animal Kingdom is one of the wierd properties that are close to Direct pricing right now. If Getting the Blue Card was intersting to you or staying at future resorts it might be worth considering going direct. I beleive Direct is $186 and theres an incentive for $5 off. So thats only a $36 difference between direct and resale. Granted it adds up, over $5000 more, but over the lenght of the contract might be worth it to you.

Hmm... maybe I can do something where I buy a small amount of points with DVC direct then supplement it with a contract at the same resort? I'm going to have to see what the Blue Card is all about aside from being able to stay at other resorts.

The minimum direct purchase for a new member is 150 points which is also what is needed for the blue card/perks. I would just warn to not buy planning on getting club level....just treat it as a bonus if you do get it because it is extremely tough to book (1 BR being the easiest).

This is a great point about being able to book future resorts with the direct buy. Definitely helps make the argument for AKV direct much stronger. In my opinion, the somewhat small price difference makes AKV direct a no brainer.

Ah dang so there goes my plan. I guess I was assuming there was a smaller minimum because I saw con resale contracts that looked like they only have 50 or 100 points. So for C-level, does the difficulty of getting them include even 11-months out and during off-peak season (Dec 1-9)?

Any way anyone can check to see what the availability looks like right now, Dec 1-9, 2022 for C-level at AKV?

There are only 5 club level rooms which are 2BR lockoffs.....most people are just trying to book the studio and with only 5 club level studios in all of DVC the competition at 11 months, year round, is crazy. Odds of getting that at 11 months are very low.

Value studios (and 2 BR's as they are lockoffs) are also very difficult to book as they are just so cheap. For AKV I recommend planning around standard and using value as a bonus. The value 1BR is easier though.
 
Sometimes getting the best deal doesn't work out in your favor. When I first started looking into DVC 3 months ago, I had a good loaded AKL contract accepted by the seller for a great price. I was so excited. I knew about ROFR but didn't fully understand how aggravating it was, but thought my chances were decent. Anyhow, Disney took it. I was super bummed plus the time I invested was wasted. So the next contract I bidded on I just want for a little more margin and it passed. If I had to do it over, for your very first contract, spend a little extra to avoid the time wasted or buy direct. Subsequent ones, you can look for the better deals. You won't be as bummed if you strike out with ROFR.

Yes if your are in CA the ability to use your points at DL tower is a huge benefit IMO.

I definitely think direct is a great choice since you live in CA and can take advantage of staying at the new Disneyland Tower.

Just FYI.. we do not allow owners to post real time availability because it’s of no use if one can not book.

And early December is one of the busiest DVC times. DVC busy times don’t match park busy times.
 
Is there a reason you are getting this contract? I see lower priced contracts out there. Also are the 2021 points going to be useful? When is the UY are they going to expire before you can even use them? I would make sure you are going to use those points.

As far as club level people walk those rooms months out to get their dates. Meaning basically they make a reservation for September 15th but then slowly modify and modify and modify until they get to Thanksgiving, Jersey Week, or whatever dates they actually want.

You might be able to grab 1BR Club Level rooms more easily for various times but those are obviously fairly expensive. As an example a October 1 week booking for 1BR Club would be 336 points which means you could get 2BR rooms at various resorts. AKV is a massive resort with a tiny number of Value and Club level rooms so just don't count on it until you are going to walk (which could be made harder or against the rules in the future).

I personally though bought where I wanted to stay which is in the Epcot area for walking or Skyliner to two parks.

This was my first foray into looking up DVC resale. It seems like others were saying it's a fair deal, particularly considering the ROFR. I suppose I could have have received a better deal if I tried but I dunno. In addition, right before ultimately deciding on direct, I was messaged by my resale rep who said that there was another competing offer. The listing did just go up on January 5 so I'd expect there to be other offers.

Thank you for giving me some insight on what "walking" means in DVC world. Honestly seems kind of a jerk thing to do since DVC seems to give a lot of leeway. But like all things, if people start exploiting loopholes and such, it's only a matter of time until they close.
