I've been looking at Resales, not finding a lot of luck.. (Other thread on that)

If I found a contract that is In the higher per point than my limit.. But is EXACTLY what I have been looking for.. Resort, right amount of points, UY we want..

Is it worth paying $100,$200, maybe even $300 more?

Also if the contract comes loaded with banked points.. (I'm not going to use)
Is it a good idea to pay more, knowing I can rent those out through David once the contract closes?
 
What matters is it worth it to you, everyone has a different list of what's important.

For us buying at our favorite resorts was very important having had issues getting what we wanted at 7 months. We don't care to take our chances with waitlists after having several not come through.

Only you can determine the that.
Renting out points can have negative impacts (IE: you get stuck with a bill that your renters caused doing damage to unit, etc).
What will you do, if you do not get a renter.

MY Personal Short Answer: Y-E-S !!!

When you calculate your cost for the contract you always use NET cost:
Point Price + Closing Costs (includes MF) - Rental of "Free" (Extra - Loaded) Points.

If you are getting say 160 points "free" from a paid membership year, multiply by $ 11 getting $ 1760. Subtract that in the above equation.

I assume the price was already negotiated...

I used $11 pp for rental revenue because that is what David will give you for a relatively fast easy rental.

We have looked at the risks.. When we bought direct, we wanted to look every angle..
In case we ever wanted to rent points out for a cruise.

We have been given the extra points an $11-$9 evaluation.. $9 a point in case we need to do a newsletter sale..
I know some contracts we have looked at are higher per point b/c they are "loaded". I was Looking for a stripped contract..

This may open my searching net a little larger, to get the contract we want..
I haven't had any luck, getting ones we want..

I just wasn't sure if it was a good idea or not..

I have had discussions with people who have been in the DVC game a long time. Loaded contracts are always the way to go, even if you have to wait a while to find one. It gives you options a stipped contract just will not ... Go to Disney on impulse or reducing your net cost...

Rental demand seems to be going up during the past few years, so renting a new contract's extra points will not be difficult.
 
My two cents...

$100-$300 is a small cost over the length of a Contract. In my case, BLT contract has 46 years left. IF I paid an extra $2.00 per point that works out to $7.00 per year. I would gladly pay $7 to get 11 month booking for my favorite resort or to be able to book an extra vacation due to points not being stripped.

In fact I did pay 2.00 more per point than my initial offer for the reasons above. I got to visit Mickeys Very Merry Christmas Party based on points still in the contract from last year and banked ahead the current year points.

Well worth the expenditure.

Yes...if it's EXACTLY what you want, buy it. A few hundred bucks over your ownership is negligible.

Hopefully, you haven't wasted a bunch of time discussing this on the DIS while the contract got sold.

I wouldn't let a few hundred dollars make you put hours of work and stress into this. I would suggest another alternative to consider. That is buy more AKV points and less VGF if you're not too far along in the retail purchase. You'll find better prices and more contracts that way. Even better if you bought the AKV contract first and then added the VGF to that. Or just buy more points total, many find themselves wanting more points later anyway. A third alternative is to reconsider SSR because you should be able to get into AKV at will for most options other than value, concierge or 3 BR and it's likely cheaper to buy and use SSR for AKV standard than buy and use AKV for value villas. Let us know how it works out.

I put one last offer in $400 over what our limit was.. They accepted!
We justified it b/c it was a loaded contract vs Stripped.. And the correct UY (oct)
Stripped would have worked a little better for us.. But worst case I'll just rent out the extra points..

My DH said it was worth it.. Just to have is wife back And not obsessing over the resale sites..
Best $400 he ever spent!

This part is mostly for dean..
Even tho and extra $400 won't kill us.. We feel its important to take the $400 out of our "Disney vacation money"
Since our other choice would be taking out of our "home remodel/repair money"
This way it was money Disney was going to get anyways..
We are going to swing the extra $400 by not buying DL AP for our trip, and just getting 5 day hoppers..

We set a limit of 11750 for a 100 point contract.. This had to include all fees and closing cost..
The other 4 grand is going to something else..

We would have taken SSr if the was an OCT. UY..
Otherwise we really wanted AKL.. We looked at aug,sept, or oct UY..

The problem was b/c we needed a small contract, anytime I went to make an offer someone we scoop it up, or the seller was not budging..
We almost bought one at full ask price of 88 a point.. Stripped, With a April UY. I'm sooo happy someone scooped that up now..
As it would have only been a $600 difference than the contract that I just had accepted.. And this one has 2013 and 2014 points!

Smaller contracts resale are a problem somewhat, that's why I suggested a consideration of more in the 150 point range for AKV or possibly SSR combined with possibly a slightly smaller VGF option.

For others reading, the restriction of a smaller contract combined with a high end retail purchase pushes the price up and reduces the options significantly. Buying the retail option first further reduces options.
