I have done 20-25% or full amount. If i get the deposit the balance is normally due within 60 days. I only accept a deposit if booked minimum 10 months out. Anyhow the payment terms is really up to you.

It depends. Do I know the renter, or at least dealt with them before? Then the terms are more lenient. For a brand new renter, I want a deposit equal to 1 night to release the reservation confirmation to them with the balance to be paid within 3 days or else I cancel it.
I know it sounds harsh but it's a business deal, not a tea party invitation. There are stories being reported right now about scammers who get the info for a confirmed reservation, stiff the owner, and then pose as the owner in order to sell the confirmed reservation to unsuspecting renters. They use the reservation confirmation email as proof of the reservation. And they "sell" it over and over again. Meanwhile, the owner gets nasty phone calls from the scammed renters who think the owner is the one who stole their money. Charging a deposit in order to release the reservation details discourages the scammers.
Full payment within 48 hours of them receiving the reservation number. I'm generally renting points in the 8-11 month window for home booking advantage at BLT, so if they flake out, I just cancel the reservation and wait for another renter.
