Other than TUG... any other place to find FSBO?

Are there any other places like TUG that list timeshares that are for sale by owner??


Now that we had decided what we want (BWV #1 or BCV #2 - 150-180 points) - I am getting anxious. I hope we don't have to wait months to find one or else I will probably give in and buy SSR when we are at Disney at the end of May!!!
 
My advice would be to hold tight and wait for the right listing. This is a HUGE purchase and you should really buy where you want to stay. Believe me, a listing will become available. About 7 weeks ago or so, a thread was started about how MANY listings were available. This will be the case again I am sure. Be patient and in no time I bet we will all be welcoming YOU home to where you really want to be!!

162 point contract available for BWV right now, including 66 points (from 2003) banked into 2004. The seller's asking price is $73 per point.

The listing is not consistent, referring to both an October and June use year ... so you'll need to email or call Lee Reid for clarification.

Did you see that there's 171 pts. @ BCV for sale on TUG right now?
 
I saw that... but there are only points until December 2005 :-(

I guess we could borrow... but I hate to be in the hole from day 1!!
 
You would only want to buy a stripped contract out of last resort. The lower selling cost can't come close to compensating you for the lost point value. If it did, then the price would have to go so low that Disney would most likely exercise its ROFR.

The asking price for that contract out on TUG isn't much of a value. Note also that the seller is even asking the buyer to pay the $100 transfer fee, all closing costs, and even some of the January 2004 dues -- even though there are essentially no points available for another 20 months.

I would also throw Jaki at www.atimeshare.com a call as well as the Time Share store (site sponser) and let them know what your looking for as far as # of points, UY etc...

Two of our three resales never made it to the web. Both were fully loaded and low priced thru Jaki.
 
Sorry...I should have taken the time to read all the details of the listing before I mentioned it.

I bought through a TUG ad and am very pleased with my purchase but the only one that benefited was the seller as they didn't have to pay a commission. I paid a price that is consistant with listings through resale brokers as ROFR is really what determines the price per point, not the offer you make. For example: You may find a FSBO where the seller accepts an offer for $60/pt. and you think you're the next Donald Trump. But guess what -- you won't be the next owner of the contract, DVC will buy it back.

The only reason I bring this up is to make sure you understand that you shouldn't shy away from using a resale broker and miss out on some great resale contracts because you're waiting for the right FSBO to come around. Believe me, I'm speaking from experience! ::yes::
 
We recently purchased a resale through Shontell at DVC By Resale (http://www.dvcbyresale.com) for BWV (great contract with a number of banked points). The entire process took 5 weeks (we closed just this Monday). Shontell was very professional and made the transaction a snap. I'd recommend her outfit to anyone!

It definitely pays to check the Web sites of the major resellers (mentioned in earlier posts) on a daily basis -- there's always new activity...

Besides Jackie, Shontel, TSS, TUG and Ried's, there are many other places to look. The likelihood of finding what you want will go down as you get further away from those that speciallize but the competition will also go down.
