My friend has a house on the market with 4 bedrooms on the upper level and her listing specifies this, however, she also has an additional bedroom and bathroom in the basement and it sepcifies this in the listing as being in the basement.
I know for a fact that there is no cabinet for clothing in the downstairs bedroom.
I think the agents do have some flexibility how they list something. Lets face it they will point out the best features of the home and avoid the bad ones. Hopefully the agent that is looking after the potential buyer points out concerns, although they too want to get a sale.
So for example, no one would know that my friend who lives in townhouse complex, has a neighbour two doors over whose house is in such a state that people enter it with gas masks, the lawn is not usually kept - but my friend is taking care of it to sell her house, and because of the filthy condition of the neighbour's home they all have mice - lots and lots of them. Since Friday a.m. she's caught 13 mice in her garage. YUCK
Her home is beautiful. Her other neighbour sells drugs in their garage and the police frequently visit. I feel sorry for her. There are now 4 homes on her row of townhouses for sale and hopefully for potential buyers that should raise some flags -at least enough to ask some questions.
