OT-Selling Houses in Ontario Question

Does anyone know if a home is listed in the MLS Listings, can a room only be considered as bedroom if it has a cupboard and is on the main levels?
(ie:If a room is used as an office but could be a bedroom or if the room is in the basement)

My friend has a house on the market with 4 bedrooms on the upper level and her listing specifies this, however, she also has an additional bedroom and bathroom in the basement and it sepcifies this in the listing as being in the basement.

I know for a fact that there is no cabinet for clothing in the downstairs bedroom.

I think the agents do have some flexibility how they list something. Lets face it they will point out the best features of the home and avoid the bad ones. Hopefully the agent that is looking after the potential buyer points out concerns, although they too want to get a sale.

So for example, no one would know that my friend who lives in townhouse complex, has a neighbour two doors over whose house is in such a state that people enter it with gas masks, the lawn is not usually kept - but my friend is taking care of it to sell her house, and because of the filthy condition of the neighbour's home they all have mice - lots and lots of them. Since Friday a.m. she's caught 13 mice in her garage. YUCK

Her home is beautiful. Her other neighbour sells drugs in their garage and the police frequently visit. I feel sorry for her. There are now 4 homes on her row of townhouses for sale and hopefully for potential buyers that should raise some flags -at least enough to ask some questions.

there doesn't have to be a closet or cupboard to define it as a bedroom.
Our house is a storey and a half, and had 3 bedrooms upstairs, and a room downstairs on the main floor that is considered a bedroom.
Two rooms have a closet two don't.

They don't have to be on the main level(s), but AFAIK, to be considered a bedroom there does have to be a closet and a window that is a minimum size to meet fire code (not sure what size that is, but big enough that someone could get out in an emergency).

Usually, the MLS will say something like BDRMS: 3 + 1, to indicate 3 are on the main levels, and 1 bdrm is in the basement.

I thought it was common knowledge. I work in the industry (not a real estate agent) so I see MLS listings all the time. If there is no closet they usually call it a den or home office.

Several years ago when we were looking at houses, we went through several that did not have closets in the bedrooms but they were still bedrooms. One that I remember well, because I really liked the concept, had two bedrooms on the 2nd storey, but in the hallway between the two rooms there were built in dressers and a large closet. The house we own has two bedrooms on the second floor (that is all that is on the second floor), one does not have a closet (the closet is a walk-in across the hall) but it is still a bedroom and was classified as a bedroom when we bought the house.
